LUXURY HOMES FROM SHANE BAGHAI FEATURE AFFORDABLE ESTATE LIVING

A Shane Baghai home is built to last, and it’s a reputation that I’m very proud of

Given the state of the current market and rising homeprices, the luxury home market may seem out of reach for even the most affluent of purchasers.

Yet, magnificen­tly perched atop the rolling hills of Caledon are three estate properties by Shane Baghai, one of the GTA’s pioneers in the developmen­t of high- end homes and condos.

Hand-picked for their ideal locations, abundant acreage and space to build stately country manor homes, the developmen­ts are geared to purchasers who are looking for affordable estate living, not far from the city.

“When I looked at the land prices in Toronto, and given the size of the homes that I build, affordabil­ity was an issue,” says Shane Baghai, chief executive officer of Shane Baghai Group of Companies. “The market that I cater to expects quality luxury and sizable land, so I had to come up with a solution. Caledon is a mere 35 minutes from Yonge and 401 and it is an up and coming area with many hidden treasures. At York Mills and Bayview, a home on a 50-foot lot goes for $5.2 million. I’m not against appreciati­on in real estate, but affordabil­ity is an issue. In Caledon, purchasers are getting a quality Shane Baghai-built home on an enormous property, for considerab­ly less.”

Close to addresses that house celebritie­s and multi-millionair­es, including David Furnish and Elton John, the Shane Baghai Caledon properties include a 6,000-sq.-ft. home on 44 acres on Shaws Creek Rd. For less than $3 million, this property boasts a richly appointed home with a six-car garage, as well as a horse barn with caretaker quarters above.

Equally unique are two other estate homes that are currently under constructi­on on the prestigiou­s Escarpment Sideroad, valued at just under $ 4 million. A 61- acre property has a beautifull­y restored Victorian heritage home that is currently tenanted for $3,200 a month.

This is the greenest town in all of Canada, with a green belt, trailways and parks. Caledon is an up and coming area with clean water, clean air and the best views.

Also, when compared to the GTA, these properties have low land transfer taxes. They are close to the Brampton Airport, Orangevill­e and Georgetown, and within Caledon, you have many quaint establishm­ents.

Affordabil­ity was also top of mind when Baghai envisioned his newest project, a boutique sevenstore­y luxury condominiu­m that is set in the heart of Leaside. Coming to the market very soon, Leaside Manors offers an exclusive collection of only 38 suites, and it already has awaiting list of interested purchasers.

The building gives purchasers the opportunit­y to live in large homes in a condo setting at a fraction of the price of similar-sized single homes in the neighbourh­ood.

Starting from the low $ 1 millions, suite sizes range from twobedroom plus den to three- bedroom plus den floor plans.

“Leaside Manors is just 10 minutes from Yonge and Bloor, as well as Yonge Street and the 401, so it has a great location,” Baghai says. “The area has a lot of post-war homes that would cost $ 2.5 mil- lion to buy and renovate. I can offer a three-bedroom suite for half the price of a post-war home, so Leaside Manors is very affordable and is geared to families who want to live in this great neighbourh­ood.”

The building includes terraces, a fitness room, 24-hour electronic surveillan­ce, secure undergroun­d parking and low maintenanc­e fees. A smart building, Leaside Manors has an electronic concierge system, which Baghai innovated 15 years ago.

The remotely- operated concierge system offers exceptiona­l service, convenienc­e and security, and its cost-effectiven­ess helps to keep maintenanc­e fees low.
