HAZELTON HERITAGE

- Connie Adair

Anew detached house on Hazelton Avenue in Yorkville? Sounds unlikely but 129 Hazelton Ave., which sits on a street of century homes, is “the one and only new detached house on Hazelton,” says listing agent Olga Lapshina of Forest Hill Real Estate.

Construction took more than two years, with the heritage board painstakingly overseeing the process to ensure it was built to the exact original detail of the demolished home, she says.

Being given the opportunity to redevelop the site was a “significant responsibility,” says developer Sam Mizrahi. The home was designed by interior designer Brian Gluckstein and architect Lorne Rose.

Great pains were taken to ensure it would blend with neighbouring homes in the heritage area. From import- ed Old Virginia brick to the specially aged copper eavestroughs and downspouts, the exterior was given an old-world look, Mizrahi says. “Even though it’s new, it fits with the context of the adjacent homes in terms of scale, dimensions, windows and portico.”

Inside, it has all of the amenities of a new home (including automation and lighting systems) that people expect in a luxury home, he says.

It also has unique features, such as a modern glass elevator that offers users a view as they travel between the four levels.

“It’s a sexy feature,” says Spiros Christopoulos of Gem Windows and Doors, who designed the elevator.

The specially designed elevator shaft has electrical wires concealed in its aluminum frame and doors wide enough to accommodate a wheelchair. Beside it is a striking open wood staircase with a stainless steel railing and glass panels.

Natural l i ght abounds throughout the home, which offers historical aspects with a modern, fresh, transitional design, says Mizrahi.

Features are many, including high ceilings that add volume, an open- concept living/dining room, a temperature- controlled wine cellar and a kitchen/family room with a walkout to the backyard for warm- weather entertaining.

The master suite has hisand-hers ensuite bathrooms. A private rooftop deck provides space for lounging or entertaining.

The home is not just another pretty face. It is ISO 9001, Greenhouse and Energy Star certified.

Another bonus is the private driveway, which can accommodate two cars. The lot is 28x105 feet.
