COMPOUND HAS IT ALL

- Connie AdAir

84 Trails End (Parry Sound) Asking price: $19.9 million Taxes: $35,000 (2017) Bedrooms: 9 + 9 Bathrooms: 8 + 10 EXCLUSIVE

Offering a quiet Muskoka experience, all the luxuries of home and several buildings to accommodate family and friends, this compound awaits a buyer who wants it all.

The gem of a property, at the north end of Lake Joseph, offers 1,800 feet of shoreline that includes mature trees, “a perfect mix of granite and sand,” a 9,200-sq.-ft. main cottage and three new buildings, says listing agent David Samborski of Chestnut Park Real Estate.

He says the $19.9-million asking price is the highest listed on the local board because of the amount of waterfront and the size of the property.

When potential buyers come to visit, they’ll drive down the street and pass by cottages of similar quality but on roadside lots. Many are in the $5-million and $6-million range. “This is a tony neighbourhood,” he says. “This compound is at the end of the road, with Rocky Crest Golf Resort on one side.”

Entry to 84 Trails End is through stone-and-iron gates. The first stop for potential buyers is an impressive new coach house, where Samborski has a display of plans, finishes and landscaping designs to peruse under the beauty of an arched handcut timber frame ceiling. The two-bedroom coach house has 2,260-sq.-ft. of living space plus parking for nine cars.

Next is a tour of the main cottage, dubbed Trails End. It offers nine bedrooms, eight bathrooms and a 100-ft.-long covered porch with a gas fireplace. Two decks provide additional gathering space.

“The original main cottage reflects Old Muskoka while offering fully updated systems throughout,” he says. It has two wings, each with a separate kitchen equipped with upscale appliances. The great room has a cathedral ceiling, a stone fireplace and a wall of glass overlooking the lake. "The closest dock or cottage in view is more than a mile away.”

CAT5 wiring and a stereo system are offered throughout.

The new 7,200-sq.-ft. beach house, just steps from the shore, overlooks a white sandy beach that stretches 250 feet along the water. The beach house has six luxury suites, all with en-suite bathrooms.

A bridge leads to a two-slip boathouse with a one-bedroom suite above.

Another building on the property will be converted into a 200,000 gallon two-tiered swimming pool.

When creating his dream property, the owner spared no expense, Samborski says.
