Time on the market: Seven days

The buyers of this home lived in the neighbourhood but needed a larger home for their growing family, says listing agent Chaim Talpalar. “It’s a great family home with room to grow, a nice layout inside and out for everyday living and entertaining, and a great lower level with a recreation room, a bathroom and an additional bedroom for a nanny or teenager.”

The brick-and-stone home has 3,600 square feet of living space, including formal living and dining rooms, a family room and a library/office. The foyer, with its double closet and marble floor, is ideal for greeting guests.

There is a gas fireplace in the formal living room, as well as in the main-floor family room. A vaulted ceiling, a walk-in closet and a sixpiece ensuite are among the features in the master bedroom.

The finished lower level has a guest bedroom and bathroom, as well as a walkup from the recreation room. A saltwater pool, an outdoor shower and a cabana are features of the landscaped backyard.

“The owner invested $300,000 in the backyard, between landscaping, pool, cabana and deck,” Talpalar says. “It’s private and great for entertaining or relaxing.”

This older custom home is common in the area, which also has new custom homes and original bungalows, he says. “Nothing is typical in the market these days. Last year they might have gotten $3.2 million. The market has changed. When houses are priced to current market conditions, they usually get close to or asking price, and sometimes there are multiple offers, which would get you over asking. Summer months are typically slower.”

This home, on a 42x130ft. lot, has a private driveway and a built-in two-car garage. The property sold for 96 per cent of the asking price in seven days.
