The first six months of 2018 saw the number of house sales drop in every central Toronto neighbourhood from Bloor Street to Highway 401, says listing agent Kevin Loberg of Royal LePage Terrequity Realty.

A big reason was the limited supply of homes, says Loberg, who has listed the home with Ryan Loberg. “However the past three months have seen significant improvements in real estate activity.”

This home, in the heart of the Republic of Rathnelly, “is perfect for couples looking to downsize from their family home but who are not ready for condominium living, as well as young families who want a contemporary home in a great family neighbourhood,” Kevin Loberg says. “You can see your life happening there.”

The foyer, a gracious space for welcoming guests, has a handy powder room and an elevator that makes moving people, furniture and suitcases easier. The separate dining room has a servery and the kitchen has an island and eating area.

The great room has a 12.5ft. ceiling, a custom-built floating feature wall with a gas fireplace and built-in television, and sliding glass doors that open to a yearround porch. In-floor lighting guides the way from the great room to the patio, which has heated stone flooring, two ceiling heaters, motorized Muskoka screens and a builtin barbecue. These features help extend the outdoor entertaining season.

A floating, single-spine steel staircase with white oak treads is highlighted by wall spot lighting. The second floor has three bedrooms, two bathrooms and a laundry room, while the third floor is occupied by the master suite, which has a walkout to a balcony.

A separate media/security room, a family room and a gym with an ensuite bathroom are on the lower level. An original 1927 rustic wood door opens to a room that would make the perfect wine cellar.

No expense was spared when it comes to features that add to the home’s functionality, Loberg says. There are state-of-the-art mechanicals, a security system, a backup generator and exterior irrigation and lighting.

A selection of contemporary pieces of furniture that complement the home and patio are included.
