CHARM PRESERVED
32 Cliveden Ave. (Bloor Street West and Royal York Road) Asking price: $2.189 million Sold for: $2.6 million Taxes: $8,865 (2018) Bedrooms: 4+1 Bathrooms: 6 Time on the market: Seven days
There was “tons” of interest when 32 Cliveden came on the market, says listing agent Paul Nusca. “It was the busiest open house we’ve seen in a while. We received multiple offers and it sold for 119 per cent of the list price in only a week.”
The Sunnylea home has been renovated, while preserving its charm. It includes a chef ’s eat-in kitchen that overlooks a private professionally landscaped backyard with a pool.
A rare feature is the coach house, which offers an additional family room, kitchen, 1.5 baths and a second-floor bedroom with a walk-in closet, he says. “It’s perfect for a guest or pool house, in-law or nanny suite, or a teenager hangout.”
The main house has a sunken family room with a vaulted ceiling, three bedrooms on the second floor and a third floor with a fourth bedroom and ensuite bathroom.
“It’s a perfect home for families because it has lots of space and a bonus living space. The grandfathered-in coach house makes this a oneof-a-kind property,” he says.
“We have definitely felt a push in home ownership this summer, particularly with downsizers selling to young families who want into the market, and then go on the hunt for large condos in the neighbourhood.”
Nusca says fence sitters who were cautious about the new mortgage lending regulations are now re-entering the market and demand is “continuing to pick up for the fall. Therefore with this increased demand, there is still a limited supply of inventory. Both the average selling price and number of sales have increased year-over-year as per the Toronto Real Estate Board.”
