OLD MILL ORIGINAL

- Connie AdAir

Old Mill 93 Rivercrest Rd. (Jane and Bloor streets) Asking price: $1.899 million Sold for: $1.995 million Taxes: $8,703 (2018) Bedrooms: 4 Bathrooms: 2 Time on the market: seven days

This house sold for 105 per cent of the asking price in seven days. Buyers were drawn by the frontage, location and home’s original features, says listing agent Andrea Morrison. “It’s rare to have a 50-foot frontage so close to the subway and there is a large backyard.”

The 95-ft.-deep lot has a coveted private driveway and a detached two-car garage.

The brick home offers 2,520 sq. ft. above ground plus a 1,015-sq.-ft. lower level, so there’s plenty of space for a growing family. “It appealed to families with two or three children and who are from the neighbourhood,” she says.

The centre-hall plan has original details, such as leaded and stained glass windows, plate rails and gumwood doors and trim.

The foyer, which is separated from the living room by a pocket door, has wainscoting and a handy closet. The living room has a gas fireplace flanked by leaded glass windows. A bay window overlooks the street. A plate rail graces the dining room. The renovated kitchen has a family-friendly breakfast bar, stainless steel appliances and a large window overlooking the backyard. Heated floors keep the space comfortable. There is also a main-floor den.

There are four bedrooms plus a sunroom on the second floor and a family room on the third level. The master suite has a wall-to-wall closet and leaded glass windows.

The family room has lots of windows overlooking treetops. Morrison says that’s why it’s lovingly called the treetop family room.

It’s about a half-hour subway ride to Bay Street, she says. Top schools, Bloor West Village amenities, Etienne Brule Park and York Old Mill Tennis Club are nearby. “You can walk to everything.” Listing Broker: Royal LePage Real Estate Services (Andrea Morrison)
