A pie-shaped lot that widens to 78 feet at the rear and has a depth of 142 feet appeals to many potential buyers, says listing agent Diana Da Silva.

“We wanted to appeal to all buyer classes, including end-users that could move in, renovate or add on and also ultimately the builders and speculator types that would knock down and rebuild.”

For builders, the location and lot dimensions are instrument­al in the rebuilding process, says co-listing agent Ben Eichorn. “Location is king in our industry, with lot dimensions following a close second as it dictates the allowable square footage, with the larger lots allowing greater square footage.”

Builders come from all across the GTA to find suitable properties, but it’s also common for end-users to buy and renovate in this neighbourh­ood.

There were multiple offers to purchase the home, which sold for $1.05 million, or 105 per cent of the asking price.

“We set the new bar in regards to pricing,” Da Silva says. “Previous comparable product sold for substantia­lly less and through our services (including cleaning up the home), the seller was able to fetch over $100,000 over the last sale.”

The brick home was built in 1951 and includes a combinatio­n living/dining room, an eat-in kitchen, three bedrooms and a lower-level recreation room.

The area has been the site of a lot of redevelopm­ent, with bungalows making way for large four or five-bedroom homes, she says.

The property is close to Prince Charles Park, a variety of amenities and is walking distance of the bus and subway.
