Forest Hill home was rebuilt in 2017/18 from the ground up

There aren’t too many properties in this Upper Forest Hill pocket that offer two- car parking with a wide driveway, a backyard big enough to fit a pool and a house with a main-floor office, says listing agent Reza Ipchilar.

In fact, the buyers were looking for a while before they found this timeless modern home set on a 33x132- foot lot. The home has approximat­ely 3,050 square feet of bright, fresh living space. It was completely rebuilt in 2017/ 18 from the ground up, Ipchilar says, adding it now has the latest technology and radiant floors throughout the lower level and in all of the bathrooms. It also has convenienc­es, such as power blinds, that can be enjoyed every day.

High-end materials and finishes are featured throughout. The chef’s kitchen/family room has a centre island and a fireplace, the living/dining room has a gas fireplace and built-in speakers and the office has built-in shelving and LED lighting.

The attention to detail continues on the second level, which has four bedrooms including the master suite. It has a walk- in closet and a seven- piece, ensuite bathroom.

A family and entertainm­ent- friendly feature is the walkout lower level. The most unique feature is the lower level, with its high ceilings and the “floor- to- ceiling windows in the walkout wall," Ipchilar says.

“It’s great if you have kids because of the heated floors in the winter,” Ipchilar says, adding there’s also a walkout making it easy for kids to go and play in the backyard.

Agents who toured the house said that it’s very well built and has a great floor plan.

Potential buyers were interested because of the size of the lot and its proximity to the future LRT.

An added bonus for the buyers, who grew up in Forest Hill, is that it’s close to their parents, he says.

During the time it was on the market, there were about two showings per week, Ipchilar says, but the open houses were busy because he and co- listing agent Robert Greenberg advertised them.

He says the stone- andstucco home appeals to new families ( starting or with a few kids) that work downtown and like to have parks around them for kids’ sports. It’s also a great area to walk the dogs.”
