Potential buyers were thrilled when 26 Valloncliffe Rd. hit the market. Bayview Glen, just north of Steeles, is out of Toronto’s city limits, says listing agent Jerry Hammond, which means buyers only have to pay one land transfer tax.
The location is prime for such a large lot ( 120x150 feet), he says. “You’d have to drive 25 minutes northwest or 30 to 40 minutes farther north to find a similar lot.”
Bayview Glen was built about four decades ago. The seller of 26 Valloncliffe is its original owner. She enjoyed the house for 40 years and raised her children there. She is moving to a retirement community and is sad to leave the house, which has sentimental value.
However, she knows the reality. The buyer purchased with the intention of tearing it down and building a new home, a plan that’s indicative of the area, Hammond says. “She’s accepting that it’s being torn down” because she’s seen what’s happening in the neighbourhood. For many years, the area has been changing as old homes are demolished and new larger ones rise from the rubble. (He says the area allows a maximum 32- per- cent lot coverage.)
The property is beautifully treed and offers a mature setting. It’s close to Bayview Glen Public School, one of the top schools in Ontario. The neighbourhood is also home to the Bayview Golf and Country Club, one of Canada’s top 100 golf courses, he says.
Bayview Glen is part of SNAP, the Sustainable Neighbourhood Retrofit Action Plan, a joint project of the City of Markham and Toronto and Region Conservation Authority. The plan includes calls to increase urban forestry and biodiversity, and generating financial savings and benefits through energy conservation, Markham’s website says.
