“You have to look at a map to appreciate the location of this Hidden Trail home,” says listing agent Sam Chaim. “While Hidden Trail in general is a quiet neighbourhood, the part where this home is located is a more secluded section and it is three doors over from a large park that opens to the ravine and pathways.”

Proximity to schools, recreational facilities, the subway and highways were other key factors, he says. “Another attraction was the very large finished basement with separate access. It already had a large recreation room with a built- in wall unit including a wet bar, plus one bedroom and a four- piece bathroom. The recreation room could easily be partitioned and a kitchenette added to complete a self- contained unit while maintaining a separate recreation space and a den for principal residents.”

Chaim says the sellers are downsizers, who have owned the home since it was built in 1980 when the Ridgegate Community was first developed. “Most major improvements have been made over the years.”

On March 1, Chaim had an exclusive open house for the neighbourhood, which he says was well attended. That was followed up four days later with the MLS listing. “By then we had over 600 virtual tours/ views of the home. In just one day on MLS, we had eight showings booked immediately. Among those were the buyers, who came through at 5 p. m. and another that saw the home right after. Those two buyers registered offers right away. By the middle of the next day the home was sold firm at 107 per cent of asking. This was a new record for comparable homes ( four or five bedrooms, 2,500 to 3,000 square feet) in the area.”
