Upper Beach home goes for $1.16 million in just one day

Even though it was listed during the pandemic, within three hours 13 showings were booked and within 36 hours of listing it, six more showings were arranged. “We sold the property in one day and at the pre- COVID value range that we were expecting,” says listing agent Bram Goldman.

For as long as the technology has been available, Goldman says he and his team have provided high- definition photos, floor plans and video tours of properties. During these times, having the technology is invaluable.

“We were not allowed to have open houses during the pandemic so we scheduled a virtual open house that was done on Zoom where the public could log on and ask questions and do a walk through of the property,” he says.

“We definitely encouraged virtual tours rather than in- person showings but we had moved the seller out of the house and had the house cleaned and provided all the necessary PPE to ensure a safe environmen­t to view the property and didn’t allow back- to- back or doublebook­ed showings.”

The house was originally scheduled to be listed at the beginning of April but was listed on April 21 instead. He says it was listed below market value in hopes of driving up the price on offer day, seven days from the list date. “However we received a pre- emptive offer from a buyer family that submitted an offer on the first day.”

It sold for 129 per cent of the asking price. Goldman says the seller “could not have been happier with the outcome. We met our client when we sold her the house 10 years ago and she bought the property for $573,500.”

The location at Main and Gerrard streets and the style of this house, a three- storey brick freehold townhouse, attracted many different buyers.

It features over 2,000 square feet of living space with a functional layout, hardwood floors, a breakfast bar in the kitchen/dining room and a walkout to a patio. There is a secondfloo­r family room. The third floor is devoted to the master suite.

The 17x100- foot lot has a detached garage.
