Ninety showings in the course of one week on the market is astronomical, says listing agent Lisa Clarke. “The seller and her family were blown away.”

The three- bedroom rowhouse, known as “the house with the yellow door,” sold for 127 per cent of the asking price.

Clarke says marketing played a big part in the attraction, as well as the pricing, look and feel of the home. “The principal rooms are very large, which you may not expect seeing it from the exterior. For a Victorian home, it is very modern while still holding a lot of original character and charm. Our staging manager, Bianca, integrated a lot of the seller’s style, art, furniture and bright colours with her own style and our staging furniture, which created a huge appeal to buyers. The yellow door has also been popular. The seller, Maggie, painted the door that shade many years ago and her nephew repainted it in preparation for the sale to hold the integrity of his aunt’s style sense.”

The brick home appealed to young couples, some firsttime buyers, because of its size (more than 1,500 square feet) and location in up-andcoming Riverside.

The homeowner had lived in the home for 40 years before she moved. Her nephew, a local exhibited artist, handled the sale and was careful to retain the home’s charm, Clarke says.
