Listing agent Sabrina Cameron says there was “an incredible amount of interest, with more than 70 showings in the one week it was on the market.”

People were drawn to this home because of its “perfect location, south of Queen on one of the best streets, directly across from Kew Gardens Park and steps from the beach and boardwalk.”

There were three competing offers and the 2.5-storey brick semi sold for 114 per cent of the asking price.

The home is on a 19x165-foot “deep lot with a four-tier backyard oasis, including a low-maintenance turfed ‘grass’ area and a play structure,” she says. “The house is perfect for young and growing families.”

Five hundred thousand dollars was spent to renovate, including what Cameron says is the best feature: the third-floor “Shangrila-inspired master bedroom and an incredible award-winning five-piece ensuite bathroom with walkout to a private deck overlooking the neighbourhood. Included is a custom kingsize built-in walnut master bed (total cost $19,000).”

A 2019 renovation of the 1911 home included gutting the second and third floors and installing designer bathrooms, premium fixtures, custom built-ins, a guest room with a Murphy bed and rain-sensing skylights. The main floor was updated last year. Work included a kitchen update, new flooring, a powder room refresh and a finished walk-out basement.

“The beach market has been exceptionally strong throughout COVID. As many families who are now working from home and home-schooling have a need for more space, we saw a great demand from upsizing buyers. Houses with backyard escapes and finished basement family rooms were popular as they provide extra space for people to spread out at home.”

Cameron says, “Now more than ever, buyers are willing to pay a premium for movein ready houses.”
