Aprivate oasis offers outdoor space to enjoy without leaving home. The pie-shaped 25x114-foot lot, which widens to 66 feet at the rear, has a treed yard with cedar hedges, a saltwater pool and a cabana with a powder room.

The renovated home offers lots of space for a big family. It was built in 1994 and the sellers, the original owners, renovated the entire main floor in 2019. Work included a spacious designer kitchen, hardwood floors, a new powder room, high baseboards, smooth ceilings, Led pot lights and neutral paint.

New infrastructure includes the roof, windows, furnace, air conditioning unit, garage doors, front door and walkway, all new in 2018.

The open-concept living/dining room has crown moulding, the main-floor family room has a gas fireplace and there is a fourpiece ensuite bathroom in the main and second bedrooms. There are four bedrooms and three full bathrooms on the second floor.

An additional bedroom, three-piece bathroom and spacious recreation room are on the professionally finished lower level.

“The neighbourhood is undergoing a renewal of sorts; families who have been original owners being replaced with young families,” says listing agent Sarah Maged. “We also sold 28 next door, also original owner/investor selling to young family. While 26 rockwood wasn’t designed for multiple offers, we did receive a few offers at the same time, which allowed the seller to demand a firm offer with no conditions and favourable closing date.”

Co-listing agent Ian Maged says interest in the home picked up significantly in early January. “It appealed to young families that wanted a detached home with substantial upgrades from a quality builder.”

Also of special mention, he says, is that Ventura Park Public School is a twominute walk away and visible from the house. Wilshire is known for its French immersion program.
