‘We expected 12 to 15 showings, but there were more than 30 showings in seven days,” says listing agent Manu Singh. “We were pleasantly surprised by the action and feedback.”

Five offers to purchase were received in two rounds, he says. The sellers picked “the one that was the highest price, (met their) closing date, had the highest deposit ($100,000) and no conditions.”

The three-storey brickand-stone freehold townhouse is “the perfect wedge between a smaller condo/ condo town home and a freehold detached bungalow. It appealed to move up (from smaller condos in the city) and first-time buyers that didn’t want to pay $1.5 million to $2 million for a detached bungalow in South Etobicoke that required work or a gut job,” Singh says.

This home features two living areas with fireplaces, one on the main floor and one on the second level, “which makes it perfect for young families who want a kids’ area or two television/ relaxing rooms,” Singh says.

Other features of the 2,426-square-foot home include a kitchen/dining room with a centre island and a walkout to the yard. He says the third-floor primary bedroom “feels like a retreat because of its sheer size, large ensuite bathroom with a soaker tub and an attached terrace for morning coffees / evening wine.”

The house was built in 2010 and has newer paint throughout, updated light fixtures and refaced kitchen cabinets.

The 23x69-foot property has a private driveway with parking for two cars plus a built-in garage.

Singh says having four parking spots is “very rare for a freehold town home,” especially when two of those spots are in a garage. “It’s one of the best features in this category of freehold townhouses.”

The property also has a good-sized backyard. given the lot size and it being a townhouse property, he says. “It has been fully paved with patio stone and has a gas line, electrical and water.”

The Gala Lane development includes about 26 homes, in demand because of the “low supply of large townhouses, their completely freehold status (no association fees) and their proximity to downtown,” Singh says.

And due to the intimate size of the complex, he says neighbours enjoy a sense of community.
