HN Homes shows off the spacious Mayfair with no upgrades needed

It’s no secret that many model homes feature costly upgrades such as premium countertops, alternate flooring or bathroom enhancements, leaving prospective buyers questioning what is and, more importantly, what isn’t included.
In an effort to scrap uncertainty, HN Homes has unveiled the Mayfair model home with absolutely no upgrades. It’s the first of its kind for HN and a rare occurrence in the building community.
“With this home, there is no confusion. Walk in. What you see is what you get,” said Vasi Georgaras, marketing co-ordinator of HN Homes. “It takes away all those questions after people purchase where they come back and say, ‘Well, I really liked that, but I didn’t know it wasn’t included.’”
HN Homes are exclusively designed by award-winning architect Christopher Simmonds. The Mayfair sits on a 35-foot lot, the smallest of the HN Homes’ fleet, and is 2,390 square feet with an additional 342 square feet of finished basement space.
The single-family home has Simmonds’ signature outdoor-indoor integration with large windows in the living areas to allow for natural light to flood the space.
It also has sleek design finishes like solid cascading stair balusters with no pickets nor railings, oak flooring and LED lighting, which give the space an open and sophisticated feel.
Features considered “extras” by other builders, like stained oak hardwood flooring, quartz or granite kitchen countertops and bathroom countertops, air conditioning, a Wi-Fi-enabled garage door opener and ceiling-mounted Wi-Fi hub, are included in each HN Home, said Vasi.
Capped ceiling outlets are included in the living and dining area and homeowners can choose decorative pendant lights to hang. Kitchen appliances are not included.
“We want to provide modern families with all the features they want and need at no additional expense,” she said. “It communicates the value that is included in every home we build.”
However, just because there are no upgrades featured doesn’t mean the home comes in at the lowest starting price. Rather, it shows its immediate value up front.
“If you do the math, you know the deal is there,” said George Georgaras, president of HN Homes. He encourages viewers to compare their features and costs to other builders, confident that HN Homes is offering great design, value and specs.
HN Homes is a relatively new builder in the city, but has deep roots in the real estate industry.
The family of the late Herb Nadolny, who founded the Urbandale Corporation, established the company in 2013.
“(Nadolny) had a great reputation as being honourable and standing behind his product,” said George. He believes they are upholding those values by being transparent with customers about what the base home includes.
“We build houses, but they become homes. They are only boxes until you introduce the people into them,” said George.
“A picture is worth a thousand words. A video is worth a million words. But just walk into the space, you don’t need any words.”
Vasi said feedback about the Mayfair model has been positive, quoting one visitor who said it spoke volumes that they were confident to show a model completely standard.
Priced from $597,800 to $603,800, the Mayfair design is available in all of HN Homes’ communities including Cowan’s Grove, Revelstoke and Riverside South once new lots are released.
