Renovating a condo has its challenges. Although you own the space, there are rules to be followed so that whatever you (or your neighbour) do will not have a negative impact on the rest of the building.

I recently undertook a bathroom reno in my city condo, and learned much in the process. The first challenge I faced was that none of the plumbing could be relocated.

Although I was replacing all the fixtures and fittings, they had to be positioned in the old footprint. Also, this is a small master bathroom, so not a lot of room to reinvent the space.

I not only longed for a style update, but was looking for a tub and toilet that had modern, ergonomica­lly smart features.

I did my homework and was delighted with the bath products from Kohler. Their wide variety of choices allowed me to complete the reno without breaking any rules, and their innovative designs gave my small bathroom huge appeal.

If you are replacing your tub, you will more than likely be removing the wallto-wall, tiled version. Today, it’s the free-standing bathtub that is in high demand.

Free standing bathtubs can be very heavy (another point to consider when building over someone else’s suite). Kohler’s Abrazo 66’’ x 32” cast acrylic tub has a gentle sweeping cradle shape that makes a striking focal point in a contempora­ry bathroom.

It’s made of a unique surface material called Lithocast, which has a matte finish of smooth stone but feels warm to the touch and is easy to clean.

Details include an integrated slotted overflow, which allows for a deep bath, and a centered drain with cover.

To make the most of a small space, I opted for sleek, streamline­d bathroom fixtures.

Kohler’s Stillness line of spouts, taps and accessorie­s unifies the entire appearance of the room with its quiet design that complement­s the curve of the tub.

You would never think that a toilet needs much research, but today’s loos have come into their own. They do everything!

The newest invention in toilets, Veil, from Kohler, is a skirted, one-piece elongated toilet with dual flush. The tankless design makes it perfect for a small space.

This “intelligen­t” toilet has personal cleaning and LED nightlight functional­ity, as well as hands-free opening and closing.

It took a bit of training for me to find my way around Veil’s remote control, but like all modern appliances, once you understand the language, it offers a tremendous range of perks, from a warm seat, lighting, and bidet jets. This is a serious toilet and really is the future.

I applied large embossed off-white tiles on the wall behind the tub to frame and highlight this dramatic new piece. The rest of the walls are painted with durable bathroom paint so no need for tile.

For the floor, I used oversized dark gray porcelain tiles. The oversized effect actually makes this small space look bigger.

I always enjoy adding a personal touch or two to any space. Here I created a rustic shelf using chains that I painted in a glossy wine shade, and a stained wood plank that highlights the wood’s grain and markings. The chains are simply strung over hooks, and the shelf hangs in the chain.

On the right side of the photo you’ll see is a row of inset storage shelves. I took some space from the walk-in shower to widen the shelves.

The shower is small but with Kohler’s Exhale Showerhead and Hand Shower combinatio­n I have a spa-like experience from a pulsating massage to a soothing downpour.
