Lake Country home sells for $6.4 million

Alakefront home in Lake Country, built to look and feel like a cabin retreat, has just sold for a record $6.4 million.

“It is not a flashy home. It has just a double garage and none of the ornate finishings you would find in a typical home (listed for more than $6 million),” said listing agent Steven Bergg of ReMax Kelowna.

What pushes the value of this home up is its proximity to Okanagan Lake at 16414 Carrs Landing Rd.

The owner maintained some of the original structure of a previous home so the new house and boathouse, built in 2001, could remain close to the water, said Bergg.

“These structures and the dock size would not be allowed (so near the water) in a new build today,” he said.

While there have been a couple of residentia­l sales of more than $6.4 million in the Central Okanagan, they have been for estates with acres of land, a primary home and usually a second home.

This $6.4-million record is for a single-family home on less than one acre of property.

While Bergg was the listing agent, it was actually fellow ReMax real estate agent Lance Marshall who brought in the buyer.

The buyer isn’t being identified by name, but he is an Edmonton businessma­n who made his money selling an oilpatch service company.

The home was initially listed by Bergg for $7 million a month ago, with $6.4 million being the the final sale figure negotiated this week.

In a previous listing, the home was up for $7.9 million, proving such high-end properties can be on the market for a while and price is always negotiable.

While not built to be ostentatio­us, the six-bedroom, sevenbathr­oom, 7,572-square-foot home does have many of the features of a waterfront mansion.

It has 249 feet of private Okanagan Lake frontage as well as exceptiona­l water, mountain and valley views.

It’s built with the finest, most durable materials, and includes a massive double-height great room, gourmet kitchen, master suite with luxury bathroom, five other bedrooms with ensuites, clubhouse with bar and sun deck, terrace and dock space galore.

In homage to its lakefront location, owners Mogens and Nicola Smed had Kelowna home designer Paul Nesbitt go all-out nautical.

An anchor graces the main entrance; many of the huge windows are porthole-shaped; the great room is framed by beams that are an upside-down boat hull structure; a boat hangs from the great room ceiling; and the bar in the clubhouse wouldn’t look out of place at a yacht club.
