Birchmont fits the bill for families
When shopping for a new home, 79 per cent of millennial parents say that proximity to a preferred school is a critical influencer in their decision-making process, according to a survey recently conducted across Canada by Leger, on behalf of Re/Max.
The survey also reveals that 87 per cent of Canadian parents want easy access to information on schools during their new home search.
North Ridge Development Corporation’s new Birchmont Townhomes, located on Codette Lane in Martensville’s new Lake Vista neighbourhood, is just a hop, skip and jump away from the two new elementary schools scheduled to opened this fall.
The development is composed of 24 family-sized townhomes, each measuring 1,240 square feet. Units are priced starting at $262,900.
The Birchmont offers buyers a choice of two open-concept layouts: three bedrooms plus 2.5 bathrooms or two master suites, each with an ensuite bath and walk-in closet.
There are also three different kitchen configurations, with choices that include an extended island with seating for four; a peninsula-style island; and a floating island with an eating bar. Tait Kitchens has supplied the fashionable thermofoil cabinets; quartz countertops were sourced from Cal-Sask Granite.
The Birchmont’s contemporary decor is eye-catching and appealing, beginning with the vibrant signature red front doors.
Every unit boasts premium finishes, including quartz countertops, high-quality laminate and luxury vinyl tile floors, and a stainless-steel appliance package.
“There are three different colour combinations to choose from,” says North Ridge sales consultant Jess Nagy. The Manchester, Bristol and Soho colour boards each reflect a different decor style, ranging from traditional modern to urban chic.
“Our design team was definitely going for fresh, young and modern,” says Jessica Bonish, North Ridge marketing manager. She describes the decor theme as modern Scandinavian, with touches of mixed metals and warm colours. “It’s modern, but we made it really homey. People love the look! It’s got multi-generational appeal.”
All units have convenient mud rooms off the garden door, leading to a landscaped and fenced private backyard. The generously-sized decks have been constructed with privacy panels. “The individual backyards are a huge thing, especially for families or people with dogs,” says Nagy. Concrete parking pads with rear lane access are included with each unit, with space for an optional detached double or single garage.
Townhome residents will also enjoy proximity to Lake Vista’s many parks. “Birchmont is super close to Lake Vista’s parks and two lakes, which are connected by walking trails. There is also a pathway that connects to Kinsmen Park and the adjacent high school,” says Nagy.
The paths also lead to the new commercial area in Martensville, which is expanding rapidly. A selection of businesses have been attracted to the development, including Dollarama, Mr. Mike’s Steakhouse, Boston Pizza and more. “Martensville has become a really self-contained community. Once you get home from work, everything is here. You don’t have to run back to the city,” says Nagy.
The Birchmont show home is at 101 Codette Lane. Viewing hours are 6 to 9 p.m., Monday through Thursday; and from 1 to 5 p.m., Saturday, Sunday and holidays.
The Birchmont Townhomes will also be included among North Ridge Development Corporation’s numerous entries in the upcoming Parade of Homes, presented by the Saskatoon & Region Home Builders’ Association, from Aug. 8 through Sept. 17. “We’re really excited to participate again in the Parade of Homes,” says Bonish. “We saw a lot of increased traffic during last year’s Parade and we’re excited to welcome even more people to Lake Vista and our newest show home.”
