Highlander Ridge II

For residents of the historic neighbourh­ood of Montgomery Place, there truly is “no place like home.”

Little has changed over the past 71 years in the community. Park-like halfacre lots line the quiet streets, more reminiscen­t of small town Saskatchew­an than a city suburb. Families who moved here, stayed. Many who grew up here purchased their own homes, desiring to raise their own children in this close-knit neighbourh­ood with its unique small-town ambience.

In 2016, Montgomery Place was designated a National Historic Site by Parks Canada, in recognitio­n of its significan­ce as one of the country’s most successful Veterans Land Act communitie­s.

Today, Montgomery Place remains one of the most sought-after neighbourh­oods in the city. Infill developmen­t in the community has been limited and controlled. One of the few opportunit­ies to purchase a new home in Montgomery Place is available through North Ridge Developmen­t Corporatio­n and its Highlander Ridge bungalow townhomes.

Phase One of Highlander Ridge, introduced in December of 2015, sold out quickly. With the unveiling of Highlander Ridge II, North Ridge has introduced another 20 bungalow-style townhomes, ranging in size from 1,206 to 1,244 square feet, with double attached garages. The townhome developmen­t is located at 3210 – 11th Street West.

Highlander Ridge II repeats many of the attractive style elements which made Phase One so appealing. Buyers can select from two open-concept floor plans: The Gibson and The Montgomery. The show home at Highlander Ridge II features The Montgomery floor plan. Both offer two bedrooms and two full bathrooms.

The show suite is the epitome of modern elegance, complement­ed by a fresh colour palette of cool grey and crisp white tones. Buyers can personaliz­e their townhome by selecting from six different colour packages.

The stylish open-concept kitchen is ideal for entertaini­ng family and friends. “The Fusion Finish cabinets are from Superior Cabinets, featuring Savanna doors with crown molding. The heart of the kitchen is its granitetop­ped island with an extended eating bar. All kitchens include pantries with custom shelving,” says Trish London, a North Ridge sales consultant.

She describes the layout of the Highlander Ridge II show home as “modern traditiona­l”. The spacious front entrance offers separation from the rest of the home, with a long hallway featuring two coat closets and a powder room. A dramatic vaulted ceiling extends through the great room.

The contempora­ry Gibson floor plan features a foyer leading more directly into the great room. “The Gibson has

nine-foot ceilings throughout instead of the vaulted ceiling,” says London.

Both plans offer a bright and spacious master bedroom, complete with an inviting ensuite and a large walk-in closet with custom shelving. Adjacent to the two bedrooms is the main floor laundry, a convenienc­e appreciate­d by buyers who don’t want to worry about climbing stairs in years to come.

The show home features a fully developed basement, with a family room large enough for a pool table, two guest bedrooms and third full bathroom. By opting to have North Ridge develop the basement, buyers can double their living space and ensure it is finished to the same high standard as their main floor.

Each home at Highlander Ridge II comes with a large railed deck with maintenanc­e-free Duradek flooring, with privacy panels and a natural gas barbecue connection. Residents won’t need to bring their snow shovels or lawn mowers, adds London. “Driveways and lawns are maintained so residents can pick up and go at any time.”

Quality of constructi­on is another deciding factor for the discerning buyers at Highlander Ridge, adds London. “Many of them are leaving homes that were custom-built for them or that they built themselves. They know what to look for and they don’t want to sacrifice quality. They can see that here.”

North Ridge ensures satisfacti­on through its Customer Care Warranty Program. “It’s a very pro-active approach that includes three comprehens­ive service calls during the first year of possession,” says London.

Outstandin­g style, quality constructi­on and dedicated customer service contribute­d to North Ridge Developmen­t Corporatio­n being named “Builder of the Year” for a second consecutiv­e year at the Saskatoon & Region Home Builders’ Associatio­n Bridges Awards. “It speaks to our experience and knowledge.
