A RIVER RUNS NEAR IT

- JEANNIE ARMSTRONG

Riverfront homes located on Spadina Crescent offer million-dollar views, with price tags to match. Home buyers who want to live in proximity to those spectacular river views, without breaking the bank, can look to the many infill builds that are popping up in the historic neighbourhood of North Park. The South Saskatchewan River borders North Park to the east. The neighbourhood extends west to Warman Road, offering quick access to the downtown core as well as the north business district. Two schools are located within the friendly community: North Park Wilson School and Ecole St. Paul School.

Jennifer Allen, a real estate associate with Boyes Group Realty, says infill homes in the North Park area have become increasingly popular because of their affordability and proximity to the city’s acclaimed river valley.

“The river is obviously a big attraction for people in this neighbourhood,” says Allen. Strolling the Meewasin Trail and Weir boardwalk are popular pastimes for North Park residents.

The home Allen has listed at 1419 – 10th Avenue North is a newly built 2,130-square-foot two-storey, featuring three bedrooms, 2.5 bathrooms, a second-floor bonus room and a detached triple garage.

The homeowners opted to purchase the North Park infill lot after checking out available properties in Evergreen, Willowgrove and Stonebridge.

“They were really drawn to North Park’s central location,” says Allen.

Construction of the infill home was completed in 2017. Allen describes the home’s design as “contemporary, with touches of traditional.”

The home was custom built to the owners’ specifications, who according to Allen, spared no expense. The stylish farmhouse kitchen is dressed in maple cabinets painted dark grey. The countertops and waterfall edge island are finished in sleek granite. The white apronfront sink adds to the nostalgic feel of the kitchen, further enhanced by reclaimed wood open shelving and vintage-style Edison bulb light fixtures.

The premium stainless steel appliances are sure to appeal to every home cook. High-end laminate flooring extends throughout the main floor, adding style and durability.

A huge pantry, mud room area and powder room are located adjacent to the kitchen.

A floor-to-ceiling two-way natural gas fireplace trimmed in brickpatterned stone serves to divide the space between the open concept living room and kitchen, adding cosy warmth to both rooms.

Large windows invite views of the mature trees that line the street.

An elegant staircase with maple railings and glass panels leads to the second floor. Three bedrooms are located on this level, including a spacious master bedroom with a luxurious ensuite and walk-in closet. Particularly noteworthy is the ensuite’s custom-tiled fivefoot shower with frameless glass doors.

The bonus space on the second floor is an ideal relaxation area for the home’s future owners, finished with an impressive rustic wood rolling barn door.

The home is listed at $639,900. “A similar infill home in the eastside neighbourhoods of Varsity or Buena Vista would be priced at $899,900,” says Allen, adding that North Park is a hidden gem with lots of potential waiting to be discovered. Boyes Group Realty will host an open house at 1419 – 10th Avenue North on Sunday, Oct. 22 from 2 p.m. to 4 p.m. For more information, or to view by appointment, contact Jennifer Allen at (306) 241-2229. jarmstrong@postmedia.com
