SUITES OFFER A CHANGE OF PACE

Hyde Park View features award-winning age-in-place design to meet residents’ every need

After maintainin­g a large family home for 30 or 40 years, the prospect of carefree condominiu­m living appeals to many senior homeowners. For those who think their condo choices are limited to either buying or renting, here’s a third option to consider: a life lease.

Life lease suites are proving very popular at Hyde Park View, an award-winning adult housing developmen­t located at 333 Slimmon Place in Rosewood, adjacent to the Lakewood Suburban Centre. The four-storey residence is the latest project from Elim Lodge Inc., a charitable organizati­on with a mandate to provide Saskatonia­ns with affordable housing.

Greg Foley, executive director of Elim Lodge, explains the difference between purchasing a condominiu­m unit and a life lease. “When you buy a condominiu­m, you own a piece of that building. Your name is on the title and you’re responsibl­e for the overall maintenanc­e of the building. When you buy a life lease, you’re buying the right to occupy that suite as long as you wish — but we own the building. The maintenanc­e and upkeep is our responsibi­lity.”

Life lease pricing at Hyde Park View is based on the size of each suite. Only six of the 100 life lease suites are still available, ranging in price from $289,000 to $360,000. All remaining units are one-bedroom-plus den floor plans, sized from 820 to 1,020 square feet.

With a life lease, residents never have to worry about recouping their investment, says Foley. “When people decide it’s time to move out, they conclude their lease and receive their money back within 90 days of vacating the suite.”

Thanks to its innovative “agein-place” design, Hyde Park View promises to satisfy both the present and future needs of its residents. “People can move in here with the idea that this is the last home they ever require,” says Foley. Age-in-place design features include ensuite bathrooms with custom-tiled barrier-free walk-in showers, comfort-height toilets, 35-inch doorways, spacious hallways and quality flooring with minimum transition­s to reduce the risk of falls.

The project earned Charles Olfert and aodbt architectu­re and interior design an honourable mention at the 2017 Premier’s Awards of Excellence in Design, in September of this year.

If residents get to the point where they need 24-hour care, they have the option of moving into our personal care home facility.

Offering the ambience of a fivestar luxury hotel, the building’s contempora­ry design incorporat­es extensive use of architectu­ral glass. Floor-to-ceiling windows, including unique FreshView living room windows, offer stunning views of neighbouri­ng Hyde Park.

A tour of the show suite at Hyde Park View reveals an impressive kitchen, dressed in two-tone cabinets with glossy white uppers and wood grain lower cabinets, complement­ed by quartz countertop­s.

In addition to an island, a cabinet pantry boosts storage capacity. Each unit comes with a full appliance package.

The master bedroom is generously sized with a walk-in closet. Two-bedroom floor plans include master suites with walk-through closets leading directly to the ensuite bath.

“Each unit has in-suite laundry. The one-bedroom suites have a laundry closet with a stackable washer/drier duo. The two-bedroom suites have a larger laundry/ storage room,” says Foley.

Storage needs are further satisfied with individual drywalled storage rooms that accompany every parking space in the heated undergroun­d parkade.

The luxury hotel feel of Hyde Park View begins with the impressive lobby and its ‘wow-factor’ twostorey fireplace. Residents gather here to chat over coffee, play cards and board games. Each floor of the building has a different amenities space, including a fitness centre, library, workshop and a recreation room with access to the outdoor hot tub deck.

Residents can choose to enjoy meals in the building’s inviting dining room, presided over by profession­al chefs. “Life lease residents receive meal credits, along with a menu planned a month in advance. They can choose which meals they want to make reservatio­ns for,” says Foley.

An on-site personal care home further ensures residents can age in place. “If residents get to the point where they need 24-hour care, they have the option of moving into our personal care home facility, which is a separate wing of the building,” says Foley.

The Hyde Park View Personal Care Home has 25 spacious rooms, including two larger ‘couple’s’ rooms. “We have six different floor plans in personal care. Each room has its own large wheelchair­accessible bathroom, so no one has to share a bathroom,” says Foley.

The developmen­t’s contempora­ry style extends throughout the personal care home facility. “People can continue to enjoy all the comforts of home here,” says Foley.

Hyde Park View can be explored during open houses taking place Sunday, Dec. 2 and Monday, Dec. 11, from 2 to 4 p.m.
