Penthouse boasts lots of space, fine finishings, too

Located in the Luxe Condominiu­ms on Broadway Avenue, this luxurious sky penthouse delivers million-dollar views — literally.

Recently listed by local real estate agent Reagan Baliski, the condo offers panoramic views of the Saskatoon skyline, including downtown, Broadway to the east and Nutana to the south.

“This unit is the largest of all 24 condos in the Luxe on Broadway,” says Baliski of the property at 602-922 Broadway Ave. “The homeowners were the first to buy a penthouse property in the Luxe and they chose this unit because of its size, its amazing wraparound views and great Broadway location.”

The sixth-floor sky penthouse unit measures 2,293 square feet (215 square metres) and is the only unit in the building to offer three bedrooms, three bathrooms and three balconies. There are only two other condos located on the Sky Penthouse floor.

With almost 2,300 square feet of living space, the homeowners found the transition to condo life very easy, Baliski says.

“A lot of people who are considerin­g downsizing are worried about whether they can go from a large home to a 1,000- or 1,200-square foot (93- or 110-square metre) unit, which is what’s mostly available on the market. It’s a mistake many people make. They move into that small unit and then find out there’s just not enough space when family comes to visit or when they want to entertain.”

The Luxe was designed by AODBT Architectu­re and constructe­d by Meridian Developmen­ts. Ten years later, the boutique-style building still stands out in the city for its cutting-edge, cosmopolit­an style.

The penthouse suite features a spacious open-concept floor plan. Nine-foot ceilings, walls of fulllength, transom-topped windows and a natural gas fireplace add to the feeling of grandeur. Exotic cherry wood, narrow plank hardwood flooring by Kährs extends throughout the great room.

“It’s so beautifull­y installed and smooth, people mistake it for hardwood that’s been finished on site,” Baliski says.

Because the homeowners purchased their condo during the initial constructi­on phase, they were able to customize their kitchen, with the expertise of Redl World Class Kitchens. Gorgeous mahogany cabinets are the scene stealers in this sleek, contempora­ry kitchen, complement­ed by a textured stainless steel backsplash. The sculpted mahogany island is topped with gleaming black granite.

The kitchen’s chef-pleasing appliances include an induction cooktop, built-in wall oven and a flush-mounted 48-inch Jenn-air stainless steel fridge.

The master bedroom in this sky penthouse unit measures approximat­ely 500 square feet (45 square metres) and includes a lavish ensuite bath with a heated tile floor, a sculpted soaker tub posed against a backlit tile feature wall and a custom shower with multiple body sprays. The large walk-in closet boasts custom shelving and lighting triggered by a motion sensor.

The master bedroom is so spacious it can accommodat­e kingsized furnishing­s with room to spare for a sitting area. A second of two natural gas fireplaces is in the master bedroom.

The condo’s second bedroom has been converted to a home office with an elegant built-in desk and cabinetry.

The third bedroom, located on the opposite end of the condo, has its own private ensuite bath, ideal when guests come to stay.

This Luxe sky penthouse unit is listed at $1,074,900, representi­ng a cost of $469 per square foot. Baliski says it is “extremely rare” to find condo properties with this kind of square footage. The majority of new condos being built in the Nutana and downtown areas range from 800 to 1,100 square feet (75 to 102 square metres) and are priced from $630 to $700 square feet with just one parking stall. This property at the Luxe offers superior finishings and comes with two parking stalls.
