Show home by Edgewater Developmen­t boasts thoughtful design that inspires a sense of character

With modern curb appeal, this two-storey laneway show home at 326 Kenaschuk Lane by Edgewater Developmen­t isn’t a run-of-themill, cookie-cutter house. For one thing, it sports a spunky blue door to set it apart from the rest of the houses on the street.

Real estate agent Susan Halabura notes this is a common practice for Edgewater, as the team wants the buyer to feel like they’re getting a home with a little personalit­y.

Inside, the thoughtful design gives the contempora­ry space a sense of character, while still providing all the features and amenities buyers are looking for.

“The challenges with building a home on a narrow lot — this lot is about 30 feet wide — is to get everything the client wants, but not have it look like a bowling alley, really long and narrow,” Halabura says.

The main floor plan is mostly open concept, with the dining room tucked out of the way in its own distinctiv­e space. At the back of the home, visitors will find a discreetly positioned powder room. Closets at the front and back entrance give homeowners more space to store boots and coats.

The kitchen boasts tons of cabinetry by Capella, with a quartztopp­ed seven-foot island. The cabinets have lots of storage space, including pots and pans drawers for easy access. A high-gloss backsplash and white cabinets add to the contempora­ry vibe.

An electric fireplace with textured tile surround adds a touch of elegance to the main floor.

“Energy efficiency is so high in homes these days, you turn on the fireplace and 10 minutes later you’re opening windows because it’s too hot,” explains Halabura. “This gives you the option to have the fireplace on without the heat.”

The main-level flooring is a matte-finished laminate with a distressed look. The 24-hour water resistance offers more durability and peace of mind, especially if buyers have children or pets.

Upstairs, the extra bedrooms are ample size, while the vaulted ceiling in the master bedroom creates a feeling of spaciousne­ss.

Building only five to eight houses each year gives the owner, Dax Zoorkan, a hands-on approach with each home, explains Halabura.

It’s noticeable in every lighting fixture, carefully selected to add punch to the design of each room.

“And then the builder does a feature wall in every house,” Halabura notes. “Again, it adds some texture to the design.”
