A 24-storey tower with 178 suites is planned for what is now a parking lot in downtown Kelowna.

Mission Group Homes has unveiled preliminary plans for part of the old Bargain Shop property on Bernard Avenue at the corner of St. Paul Street.

"In consideration of this nearly 1.5 acre assembly, we are looking forward to working in concert with the City of Kelowna and the downtown community to continue to add positively to the urban fabric of downtown Kelowna," Luke Turri, a Mission Group vice-president, writes in a letter to the city.

Preliminary plans for the parking lot behind the long-closed Bargain Shop call for street-level retail premises, with an above ground parkade, and the high-rise residential tower. The company has yet to unveil its intentions for the property that fronts onto Bernard Avenue.

The company has submitted a rezoning application, to change the property's designation from C-4 to C-7, which would allow for the proposed tower.

The Bargain Shop building has been vacant since the business closed in 2010. The property was listed for sale at $9.4 million before it was bought by Mission Group last year.

Among other projects, Mission Group is the builder of the 20-storey Ella condo tower at Lawrence Avenue and Ellis Street, several developments at Central Green immediately south of Harvey Avenue at Richter Street, student residences at UBC Okanagan, and the three-tower Aqua project on the lakeshore next to the Cook Road boat launch.
