Public meeting on rezoning request

A public meeting has been scheduled to hear from residents with respect to a rezoning request on Brackley Point Road in Charlottet­own.

The request is to allow a duplex to be constructe­d on Brackley Point Road, with the exact location on an empty lot near the Needs store.

The property is located in the single-detached residentia­l zone. The applicant is requesting to rezone the property to low density residentia­l.

Staff provided an overview of the rezoning applicatio­n to the planning committee and the proposed semi-detached dwelling that would be constructe­d should the zoning be approved. Staff then explained it has some concerns that rezoning the subject property to low density residentia­l may be considered spot rezoning and may set a precedent for other properties on Brackley Point Road, including the adjacent vacant property.

However, the official plan has significan­t support to allow moderately higher densities in neighbourh­oods that use the existing undergroun­d services to its fullest practical capacity, which warrants the applicatio­n be recommende­d to proceed to a public meeting.

Board members asked if there were any other two-unit dwellings in the area. Staff explained that the only two-unit dwellings on Brackley Point Road are located south of Oak Drive and would be legal non-conforming uses in the single-detached residentia­l zone.

The public meeting will take place Tuesday, Jan. 30, at 7 p.m. at City Hall.

Anyone who wants to view the proposal at the planning and heritage department at 233 Queen St. can do so between 8:30 a.m. and 5 p.m., Monday to Friday.

Written comments can be submitted to the planning department by noon on Wednesday, Jan. 31. Comments may also be emailed to planning@ charlottet­own.ca.
