Apartment complex proposed near zoo
Three new apartment buildings could be built across Water St. from the zoo if city council agrees to the plan.
A local developer is proposing to build the four-storey buildings on a piece of vacant land at 1341 Water St. (just east of Carnegie Ave).
It would mean a total of 96 new apartments.
Triple T Holdings Inc. is the developer, according to a new city staff report, and the building design is from Trevelyan Architects Inc.
Meanwhile Triple T needs a rezoning to carry out construction; it will be considered by city councillors for the first time at a meeting Monday evening.
The land was a quarry back in 1966, states a city staff report to councillors.
“The open quarry was remediated some time after 1966 and the property has remained undeveloped since that time,” states the report.
The property was conveyed from Smith Township to the city in 2008, states the report, and it needs to be rezoned from rural to residential in order for construction to begin. City staff recommends that council approve the rezoning.
There’s no indication in the report as to when the developer would like to begin construction.
Meanwhile, neighbours have had concerns about the development.
There was an open house on Feb. 8 at the Rotary Education Centre at the Riverview Park and Zoo, according tothe report.
Neighbours expressed concerns about the loss of tree canopy and increased traffic along Water St., the report states
“The studies prepared and submitted with the application have addressed the environmental and traffic concerns expressed by the neighbours to the satisfaction of the circulated agencies and departments,” the report states.
Councillors meet as general committee at 5:30 p.m. Monday at City Hall.
