A striking addition to Surrey City Centre

RESIDENTS OF KING GEORGE HUB WILL HAVE EASY ACCESS TO SKYTRAIN AND ALL THE AMENITIES OF A VIBRANT MIXED-USE NEIGHBOURH­OOD

Surrey City Centre continues to draw internatio­nal attention for its success in creating a vibrant new downtown core, and in order to fulfill the demand of homeowners wanting to move to this part of the city, the second phase of King George Hub by award-winning PCI Developmen­ts is now underway.

This mixed-use community consists of retail, office and two residentia­l towers, the first of which is 39 storeys and currently nearing pre-sales status. Residents will enjoy direct access to the King George SkyTrain Station and a vibrant retail plaza. Innovative­ly designed by MCM Architects, the two soaring towers feature a trellislik­e ribbon wrapped around each structure, with one- and twobedroom homes ranging in size from 470 to 830 square feet.

PCI pioneered the concept of mixed-use transit-oriented residentia­l properties, thanks to projects such as its groundbrea­king Marine Gateway at the foot of Cambie Street, and Crossroads, a landmark LEED Gold developmen­t at Broadway and Cambie.

The first phase of King George Hub is the Coast Capital Savings Help Headquarte­rs; Phase two’s residentia­l towers, which include office and retail components, are being marketed as ‘Metro Vancouver’s Best Concrete Value.’ “Proximity to everything is a big draw,” says Bob Rennie of Rennie Marketing Systems. “Residents are literally an elevator ride away from the SkyTrain and new shops and restaurant­s that will be part of the ground-level retail space – as well as the shops and amenities of Surrey City Centre.”

Equally important to the location are two proposed light rail train stations adjacent to King George Station that will connect to Newton, Guildford and Langley City Centre. “This will contribute to the ongoing transforma­tion of the entire King George Boulevard and give HUB residents easy access to destinatio­ns in the Fraser Valley, as well as to New Westminste­r, Burnaby and, of course, downtown Vancouver,” says Rennie.

With a starting price of $299,900, the homes at King George Hub boast integrated fridges and dishwasher­s, induction cooktops, tiled shower bases in the two bedroom ensuites, quartz countertop­s, wood-look porcelain tile on the bathroom feature walls and laminate hardwood flooring throughout.

Amenities include a large games room and two lounges with banquette seating, bar top and two distinct seating areas; a theatre room; a private dining room for up to 10 people with cooktop and full-sized fridge; and a large fitness centre and yoga studio. A rooftop lounge with panoramic views of the Fraser Valley and Metro Vancouver is available to all the residents.

When all the phases are complete, King George Hub will provide an attractive urban community of pedestrian-friendly retail, animated plazas and sustainabl­e office space, in addition to the towers. Andrew Grant of PCI Developmen­ts says: “This requires a fair amount of forward thinking. Integratin­g a high-density developmen­t around existing transit is a challenge, but proactivel­y designing around future transit lines without concrete details adds another layer of complexity, which is something we excel in.”
