N. SAANICH ESTATE FETCHES $9 MILLION
A Calgary couple has spent $9 million to acquire a two-acre waterfront estate in North Saanich, making it the highest price for a home sale through the multiple listing service in that municipality.
The new owners, whose names were not revealed, moved into their retirement home Friday, said listing agent Logan Wilson of Sotheby’s International Realty Canada.
The main house at 9344 Ardmore Dr. covers 9,359 square feet and there’s a guest cottage of 1,981 square feet.
There are six bedrooms, 11 bathrooms, hand-carved marble fireplaces and rooms for games, karaoke, and movies in the main house.
Other features include silk wallpaper, copper ceilings, ponds, fountains, waterfalls, sculptures, an infinity pool and a propane generator to provide power in case electricity goes out.
The property had been listed with Wilson for 224 days. It had been on the market with other agents earlier. Its previous owner is based in Wetaskiwin, Alta.
It attracted about 13 showings, Wilson said. “There was a mix of people — 85 per cent of them were Vancouver and/or Alberta.” There were also a few international showings.
North Saanich’s Ardmore Drive is home to some of the region’s most valuable homes.
The capital region has long been known for its luxury properties, which attract local and international buyers.
A Central Saanich acreage recently sold for $12 million, but that sale does not represent a residential-only use because the new owner hopes to build 12 greenhouses to produce medical marijuana.
The record price paid for a Greater Victoria home sold through the MLS was $10.5 million, set in 2006 for 3150 Rutland Rd. on the Uplands waterfront.
In 2012, a luxury home on Towner Park Road in North Saanich was advertised for $18 million. But that sale was not part of the MLS and the sale price was not made public.
Wilson is also a listing agent for Swanwick Ranch in Metchosin. Its $12.8 million asking price is the highest in Greater Victoria.
