Lorne Park, Mississauga Location: 1417 Birchview Dr., Indian Rd. and Lorne Park Rd. Asking price: $3,250,000 Size: about 7,000 square feet, including finished lower level Lot: 100-by-135 feet, two-car, built-in garage, private double drive Taxes: $18,703 (2015) Bedrooms: 4 Bathrooms: 6 When professional contractor and real-estate agent Zarko Orlovic decided to build his dream home, he didn’t hold back. He designed a luxurious two-storey home with more than 7,000 square feet of living space, in Mississauga’s affluent Lorne Park neighbourhood.

“When hunting for the right parcel of land to build on, one of the criteria was to find a mature neighbourhood where we could still enjoy a new home without the feeling of a barren subdivision,” says Orlovic, who adds that one of the things he wanted to create was a grand foyer.

He did just that, adding to the space soaring high windows and views of the mature trees that surround the yard. Other high-end features of the home include 20-foot ceilings, flooring consisting of 24-by-24-inch Italian marble tiles in the great room and Brazilian Jatoba hardwood floors throughout the two abovegrade levels of the home.

Orlovic, who is also the listing agent for the home, adds that two furnaces and two air conditioners maintain comfort in the large house.

Outside the house, within walking distance, is Lorne Park Secondary School, White Oaks Montessori School and Jack Darling Memorial Park. A short drive away lies Mississauga Rd., Lakeshore Rd. W., the Queen Elizabeth Way and a shopping mall with restaurants and a grocery store.

The exterior of the home features a three-peak roofline, stone façade and double-entry door with a transom window. There are arches over two upper windows at the front of the house, and brick work over all the windows and the attached wooden garage doors. Flaunting plenty of curb appeal, the home has a wellmanicured large front lawn, an interlocking stone walkway and outdoor light sconces.

The foyer has a two-storey ceiling, marble-tile floor, double closet, pot lights and a chandelier. It opens to the great room, which contains double French doors, a 20-foot cathedral ceiling, a four-paned floor-to-ceiling window and a corner gas fireplace with a large stone surround.

Through the double French doors is the dining room, which features a hardwood floor, two large picture windows and a coffered ceiling with chandelier and ceiling medallion.

The chef’s kitchen also includes pot lights, a coffered ceiling with medallion and chandelier, as well as a wine cooler, granite counters, ceramic-tile backsplash, built-in dishwasher, a large centre island/breakfast bar with a double sink and high-end stainless-steel appliances, including a 48-inch gas stovetop and a built-in coffee maker. A pantry features a granite counter, a hardwood floor and a pass-through.

The open-concept breakfast room has crown moulding, three windows, a hardwood floor, pot lights, a ceiling medallion, a chandelier and a double French-door walkout to a back patio.

Adjacent to the kitchen is the family room that contains pot lights, a coffered ceiling and a double French- door walkout with windows on both its sides.

There’s also an office on the main floor, with pot lights, a hardwood floor, double French doors, crown moulding and a large picture window. A powder room has a heated marble floor.

On the second level, the wide hall overlooks the foyer and great room.

Double entry doors open to the spacious master bedroom, which features pot lights, a sitting area, a hardwood floor, many windows, a double French-door walkout to a balcony, a large walk-in closet with built-in organizers and a gas fireplace in a floorto-ceiling stone surround.

The six-piece master bedroom ensuite is complete with a heated marble floor, a stand-alone soaker tub with a window above and an oversized glass shower stall with a bench.

A second bedroom features a hardwood floor, a walk-in closet and a four-piece ensuite.

The third and fourth bedrooms both have hardwood floors and walkin closets. They share a three-piece, semi-ensuite bathroom.

The second-floor laundry room includes cabinetry and a marble-tile floor.

The finished open-concept lower level is comprised of a bamboo floor, pot lights, a two-piece bathroom and a three-piece bathroom.

A 14-foot wide walk-up leads to the landscaped backyard, with an interlocking stone patio, mature trees and green space.
