Confederat­ion-era house with modern touches

Three-bedroom home was fully gutted, reconfigur­ed for optimal layouts on all levels

Named for its builder and first residents, William Graham and then his son-in-law Robert Robinson, the three-bedroom Gothic revival-style brick house now includes luxury upgrades including a five-piece master bedroom ensuite, 9.5-foot ceilings on the main and lower levels and Caesarston­e countertop­s.

“Our home is walking distance to the Ontario Greenbelt lands and is in a very family friendly neighbourh­ood with a sense of a new community,” says Louanne Morra, homeowner and president of CasaMorra Design-Build.

“I was the project designer of the home, and creating a modern farmhouse that is family-friendly while maintainin­g the original home’s charm was my priority,” Morra says. “The renovation work involved completely gutting the entire home to the studs and reconfigur­ing to optimal layouts on all levels while taking advantage of the superior structure of the house, creating a spacious highceilin­g basement, building a new oversized garage with hot and cold water and all-new electrical, plumbing and roof.”

Just over an hour northwest of Toronto, the home’s location has easy access to Hwys. 410 and 427.

“Every aspect of this home has been considered, from the door hinges to the latches on the windows to every handle and knob,” listing agent Stuart Sinclair says. He notes that craftsmen, under Morra’s direction, “created or restored such features in the home as extra-large baseboards, a cherry wood staircase, the original front-door entrance, built-ins, custom cabinetry, a sliding frosted-glass laundry-room door, a recessed wall nook wine rack and a reclaimed wood table in the breakfast room made from remnants of the renovation and a cast-iron base.”

The home has a central entrance with a white picket porch rail and a balcony above. It has two chimneys, two large windows, as well as brick work around the windows. The double-car attached garage is at the side of the home with a flagstone walkway leading to the front entrance.

Inside, the foyer features a hard- wood plank floor, wainscotti­ng and crown moulding. On one side of the foyer is the dining room, with a fireplace, marble surround and carved wood mantle, hardwood plank floor and a built-in recessed wine rack.

A French door opens to a servery with a plank floor, a counter, cupboard space, a sink and a wine fridge. Next to it is a powder room.

On the other side of the foyer are the kitchen and breakfast room. The kitchen includes a cast-iron farm- house sink, a wraparound Caesarston­e counter, custom cabinetry, a breakfast bar, hardwood floors, marble backsplash, stainless steel appliances and two pantries. The adjoining breakfast room is outfitted with a gas fireplace with the original and restored wood mantle, a reclaimed wood table, a hardwood plank floor, cabinetry, shelves and counter space and a built-in drink fridge.

At the rear of the home is the spacious great room with a coffered ceiling, a gas fireplace with a brick surround, a hardwood plank floor, builtin cabinetry and shelves flanking the fireplace, a double closet and a walkout to a mud room.

The mud room has a built-in bench and coat rack, a ceramic-tile floor and direct access to the attached garage and to the backyard. Adjacent to the mud room is the laundry room.

There are three bedrooms upstairs. The master bedroom has a large walk-in closet with cedar plank walls and ceiling, and built-in organizers. From the closet, a large door with arched transom opens to the front balcony. The master bedroom features another double closet and a sliding barn-style door that opens to a five-piece ensuite with twin vanity sinks, a claw-foot bathtub and a separate glass-enclosed shower stall. Another four-piece bathroom serves the secondary bedrooms.

The lower level contains double entry doors to an office with direct access to a three-piece bathroom. This level also has a large recreation room, a cold room and two closets.

The backyard is fenced, with plenty of lawn space with a sprinkler system and trees lined up close to the fence.
