The homes are a blend of both a contemporary look, with oversized windows and durable Hardie board siding, and the traditional Craftsman style, with peaked roofs and pillared front porches. One feature that helps keep prices down is that the lots are all under 6,000 square feet, with the average at about 3,000.
Roos says that is just fine for her and her fiancé, who wanted to avoid the kind of maintenance Roos had in her former quarteracre home nearby. They plan to construct a deck and to have a hot tub and barbecue.
Rai said Roos fits into the demographic Miracon was aiming to appeal to with Southside.
“We have a move-up demographic and we also have local empty nesters who are looking to downsize and have less maintenance and yard, but they still want to have a single-family home that feels spacious.”
Roos said she and her fiancé considered downsizing to a townhouse, but really wanted to avoid the restrictions of a strata while benefiting from the appreciation of a single-family home. With an eye to future travel plans, she also had Miracon finish the basement as a self-contained suite, giving them the option of either living in the basement and renting out the rest of the house, or having someone live in the suite and watch over the place while they travel.
Southside homes are built with open-concept designs for the main level. All homes come with modern wide-plank engineered flooring on the entry level. Finishing details include classic raised panel interior doors and moulding and trim. Staircases are done in contemporary glass and custom railings.
Gourmet kitchens are finished in contemporary or classic cabinetry and quartzite countertops with custom oversized backsplashes. Appliance packages are premium Jennair, featuring a French-door fridge, dishwasher and a gas range.
