Once in a rare while, pre-sales buzz about new residential projects is so intense that marketers have to modify their strategies to accommodate large numbers of prospective buyers – and this is precisely what has happened to the Crimson at Cloverdale Village townhome project by RDG Management Ltd.

Since VIP registration began just several weeks ago, the 59-unit townhome project (which has the unique distinction of being located in the middle of a historic neighbourhood, Cloverdale Village) has been inundated with inquiries. As a result, Melanie Themmen, sales manager at Fifth Avenue Real Estate Marketing Ltd., says: “The VIP previews have started, but due to the overwhelming demand, we’ve been obliged to conduct them in groups, rather than individually.

“I urge anyone who’s interested in the special lifestyle opportunity afforded by Crimson to register as a VIP today – because there’s a limited number of homes for this project, and they will sell fast.”

Crimson builds upon developer RDG’s reputation for creating residential projects that honour tradition. Most recently, its The Ridge at Bose Farms, also in Cloverdale, provided a community of bold country condominiums along with three refurbished heritage buildings.

Crimson takes this concept a step further. The townhomes themselves exhibit timeless design qualities, (described as classic farmhouse architecture) such as steeply arched rooflines, augmented by elegant landscaping and white picket fences. There’s also a communal clubhouse with features such as an entertainment lounge with a kitchen, and a separate games area in the upper loft, a barbecue porch and an outdoor play area for children.

These elements alone would qualify Crimson as an attractive new community. But its true magic lies in the fact that it is located within the historic Cloverdale Village. Here, the downtown core of heritage buildings constructed in the early 20th century is so authentic in look and feel that Hollywood has used it on numerous occasions to represent small-town USA (the TV series Smallville being a prime example).

In short, Crimson residents can enjoy all the conveniences of high-end living, which include side-by-side garages in many of the townhomes, country-styled kitchens with Whirlpool stainless steel appliances, including a gas range and gas barbecue outlets on the decks, and boasting large and bright rooms with natural gas forced-air heat, designed by Mae Suffron, principal of awardwinning Creative Design Works. And whenever they choose, they can step outside, stroll along the village’s quaint Main Street, and be transported back to a quieter, kinder era.

As for the surrounding neighbourhood, Crimson is within easy reach of the world-famous Cloverdale Fairgrounds and rodeo. Plus, pockets of the community that were underused are being redeveloped for commercial and residential purposes. Nearby, Cloverdale Athletic Park is receiving $5.8 million in upgrades, and even the Art Deco-style Clova Theatre is being restored.

Convenience is key to Crimson’s lifestyle experience. Mass transit to Vancouver and other Greater Vancouver destinations is easily accessible, and for those who crave the shopping mall and bigbox retail experience, Langley’s Willowbrook mall and business park are just a quick 10-minute drive east.

Crimson also offers families the chance to raise their children with a keen appreciation and understanding of nature, thanks to its proximity to sprawling farms and stables, as well as the Campbell Valley wilderness park, home to the Campbell Valley Downs Equestrian Centre and 29 kilometres of trails.

All of this comes at a surprisingly affordable price: Crimson’s two-bedroom-and-flex units start in the low to mid $500,000s, and the three-bed-plus-flex and fourbedroom units start in the low to high $600,000s.

While Themmen is excited by the public’s response to Crimson, she notes that this project is one of the rare instances when the sheer number of registrants has forced Fifth Avenue to conduct group previews. “Crimson won’t be replicated anywhere else, so now’s the time to take advantage when the rates and borrowing power are in your favour.”
