It’s rare when a new multifamily residential development provides the best of condominium as well as townhouse living, but that’s exactly what the city homes in Langley-based Township Commons offer – as prospective buyers will discover when the project launches its grand opening on Saturday, Feb. 17.

Township Commons, by Kingdom Canada, is a master-planned village-style collection of 211 lowrise condominiums and townhouses combined with spacious three-level city homes – all grouped cozily together and providing a wonderful visual diversity of rooflines and architectural textures.

But as Mary Kotyakova, sales manager at Fifth Avenue Real Estate Marketing Ltd., points out, the 13 available city homes are especially noteworthy because “they contain elements taken from condos and townhomes that simply aren’t found anywhere else,” she said.

“For example, they each have their own private garage within the underground parking facility, with private access directly into the garden-level living area. This is a warm and welcoming way to come home, and because the main living area is at garden level, the city homes with their yards have direct connection to a common green space.”

That’s only the beginning: each of Township Commons’ three-bedroom, 2.5-bathroom city homes was thoughtfully designed by award-winning Portico Design Group so that the second-level bedrooms would be ideal for one’s children or guests. As for the third level, it is entirely occupied by the master bedroom: the ultimate retreat. A powder room is located on the main level so guests won’t have to trek through the entire house.

Generous space is another city home attribute: up to 1,700 square feet is available, handsomely appointed with features such as 11-foot-long kitchen islands.

Of course, equal attention to quality has been paid to Township Commons’ 78 traditional townhomes ranging from two to four bedrooms, and the 120 condominiums ranging from two- to threebedroom units.

Formwerks Architectural Inc. is responsible for making Township Commons a unique oasis unto itself. The project’s diverse building types have been carefully oriented, with a stepped back design to provide great views of the surrounding neighbourhood. It’s a village within a village, enhanced by commercial services and a clubhouse fondly referred to as “Town Hall” anchoring the eastern border of the community that features a kitchen, fitness centre, a flex room and an entertainment area – perfect for families and guests, or individuals who want a break from their daily routine.

Township Commons has attracted considerable interest due to its location, and for good reason. It is situated within easy walking distance to a multitude of urban conveniences, as well as City Hall, Willowbrook Community Centre and the Muriel Arnason Library. Willowbrook Mall, with over 150 shops and services, is close by, as is downtown Langley’s charming old-style downtown core and its newer surrounding region of big box brand name retailers.

Further afield (meaning, a few minutes drive away), are the farms, stables and wilderness parks that have earned Langley the status of Horse Capital of B.C. as well as one of the most beautiful rural destinations in the entire Fraser Valley.

It’s no accident that so many desirable elements have gone into the development of Township Commons: Kingdom has earned global respect for being a first-class community builder, while Portico is famous for the Asian-inspired penthouse lifestyle of The Grand in Richmond and the Euro-style flats for Union in downtown Victoria.

Kotyakova says that after years in the planning stages, Township Commons’ public grand opening on Feb. 17 will finally enable prospective buyers to see first-hand what all the excitement is about. “They’ll have access to a presentation centre, learn more about the development, and have a good time with live music and food from The Roaming Dragon food truck,” she says, adding that the presentation centre will stay open everyday except Friday, from noon until five.
