The idea of a residential developer using only a portion of valuable real estate to build quality homes is almost unheard of in Metro Vancouver. However with the 57 townhomes at Viridian on the banks of the Nicomekl River in South Surrey, award-winning Portrait Homes developed a relatively small amount of land in order to give buyers a private and peaceful living experience set in nature that will last in perpetuity.

Rob Grimm, co-founder of Portrait Homes, explains, “Of the 20 acres in which Viridian is located, we developed only 5.5 acres of terraced hillside. The remainder will be protected as parklands, thus guaranteeing that owners will always enjoy being surrounded by mature trees, the tranquility of the Nicomekl River and views of verdant country fields and the mountains to the north.”

Moreover, Portrait Homes ensured that the homes at Viridian would have a breadth of scale in keeping with the expanse of their natural surroundings. “Contrary to so many new developments being narrow and confining, our townhomes are extra wide for single family home-style living,” says Grimm.

This unusual approach to community building is understandable considering Portrait Homes holds sustainable development essential to any project. After all, this is a company that several years ago built homes around the rock outcroppings of upper Maple Ridge rather than leveling the site. “We have always adapted to our surroundings, and for Viridian we were determined to preserve the natural beauty of the area to offer homeowners an enriching lifestyle experience,” says Grimm.

Due to the terraced site, Portrait Homes was able to create floor plans that are appealing to empty nesters and also families. “Master-on-the-main homes offer direct access to one-level living, with ample entertainment space (featuring a 10-foot ceiling, wet bar and large deck with gas fireplace) below,” says Grimm. The family-style homes, all over 2,000 square feet, have a side-by-side garage at street level with a flex room behind, main living above and bedrooms on the third floor. The main level offers two separate outdoor spaces: a walkout backyard off the kitchen and spacious front deck with gas fireplace.

In addition to embracing space, Viridian’s two-, three-, and four-bedroom homes are built with quality construction techniques. For example, fortified floor joists are used under the kitchen islands to reinforce this high traffic area, and solid wood backing is used to support everything from staircase handrails to towel racks.

Completing the Viridian experience is convenience. The boutique and big brand retailers of SouthPoint Exchange Mall and The Shops at Morgan Crossing are close. The downtown cores of Langley and White Rock are a short drive to the east and south, respectively.

Priced from $899,900, these luxurious riverside townhomes are selling quickly. To learn more about this unique community and to register, please visit www.ViridianHomes.ca
