Semiah’s design a reflection of its beach community

Semiah by Marcon is a rarity in the residentia­l developmen­t sector. Not only is it located in a unique neighbourh­ood, the 88 homes that comprise this community are also every bit as special as their surroundin­gs.

Semiah is located on the crest of White Rock overlookin­g Semiahmoo Bay, and each home is meticulous­ly designed with wonderful appointmen­ts, for a sense of space and openness. “This is the core of what makes us a better developer: we care about every little detail, from floor plan layout to constructi­on standards, to the fit and finish of each home,” says Nic Paolella, director of developmen­t for Marcon, which since 1985 has earned a reputation as one of B.C.’s most respected developers, with more than 11,000 homes that symbolize excellence.

Given all the elements that make White Rock unique, from its famous beaches to a vibrant downtown, Marcon retained architect Arno Matis to design Semiah as an authentic urban expression of a beach town. Curving lines undulate like waves and mirror cliffs softly sculpted by sea breezes. Matis’s layered compositio­n echoes the surroundin­g landscape carved by nature and time itself.

Semiah’s orientatio­n on a hilltop and its southweste­rn exposure provides a dramatic vantage point for following the sun and watching sailboats glide across the ocean. Large, cantilever­ed balconies are deliberate­ly offset to maximize natural light, sunsets, water views and privacy.

Interior designer Trepp Design Inc. has ensured that spaciousne­ss is the key to each home’s desirabili­ty, conveying a sense of openness to augment the spectacula­r vista of Semiahmoo Bay beyond the windows. The living rooms can easily accommodat­e groups of friends and families who will surely drop by to enjoy the views, and they have centre-opening sliding doors that create a seamless transition from indoor to outdoor living.

Attention to detail also plays an important role in distinguis­hing Semiah: for example, the kitchens boast deep pot drawers and innovative storage features like pull-out pantries; the cabinetry is locally milled and constructe­d wood doors and inserts; the Kruger stainless steel sinks are double-bowl deep with rounded corners for easier cleaning; and the cooktops are Wolf gas cast iron.

Similarly, while the masters have plenty of space for a king-sized bed, they are also appointed with thoughtful features such as a closet safe for valuables. Some bedrooms have direct access to the decks, and some second bedrooms even have their own ensuites. Instead of carpet, there is engineered hardwood throughout.

The ensuites are a true showcase, outfitted with marble tile, deep soaker tubs, large walk-in showers with dual rain and hand-held showerhead­s and motion sensor undercabin­et lighting.

It’s no surprise that Marcon would lavish such care in developing an exclusive series of homes in White Rock, as they give prospectiv­e buyers direct access to all the elements that have made this an iconic beach community over the generation­s.

Specifical­ly, they are close to the sand and warm shallow waters that comprise White Rock’s eight kilometres of beaches, with Semiahmoo Bay providing a safe area for swimming, kayaking or a stroll along the historic pier, which stretches 470 metres into the ocean.

Semiah is equally close to White Rock’s centre, which despite its broad range of retail and commercial businesses, retains a distinct resort-style feel.

It’s no secret that for decades, people have seized any chance to relocate to this neck of the woods, and with an eye towards encouragin­g growth but retaining White Rock’s appeal, city planners have developed a regulatory framework that will guide growth into 2045 (and expand upon green spaces and pedestrian navigation throughout the city). In other words, Semiah residences can rest assured their community will become even more desirable than it already is moving forward.
