Queensgate Development Victoria Common

- BY JANE PINZHOFFER, FOR THE RECORD

Victoria Common brings a taste of sophisticated European living to Louisa Street in Kitchener, transforming what was once a tannery location into a vibrant, modern, urban living space. Upon completion, 5 condominium buildings ranging in size from 4 to 12 storeys, will offer a total of 640 units in addition to the 240 townhomes already built. This pedestrian friendly community will also incorporate boutiques, cafés and services, a playground, and a private courtyard with barbeques, set amid a beautifully landscaped park and central square with its own clock tower. The first part of the public park is now under construction on Louisa Street.

“Condos are a viable choice for people on a budget and looking for home ownership,” says Joey Tsang, Director, Sales and Marketing for Victoria Common. “Demographics are pretty diverse with age groups ranging from 20s up to retirees and empty nesters, attracting those with high tech jobs, accountants, insurance, professors, and grad students.”

Queensgate Developments, known throughout Southern Ontario for their superior craftsmanship, building housing styles ranging from spacious estates to intimate townhomes, bring over 30 years of experience to Victoria Common.

Phase 1 is the Claridge, a 4-storey, 77unit midrise offering a distinctive contemporary façade, combining brick, steel, and plenty of glass. This building is nearly sold out with just two suites remaining, available to view and move-in ready. Both are of a one bedroom plus den, 2 bathroom layout starting at $259,900. A unique feature has approximately 20 of the suites in this building available as rental units, offering an unprecedented level of luxury living with the advantage of no down payment, maintenance costs, or property taxes. One bedroom rental rates start at $1225.

Phase 2 is currently under construction with occupancy slated for June 2017. This 6-storey building will contain 120 units and is already over 60 per cent sold. Suites range from a 600 square foot one bedroom with a base price of $242,900 to a 995 square foot 2 bedroom plus den starting at $386,900. There are also one bedroom plus den and two bedroom designs, each in a variety of sizes and layouts. Every design comes carpet-free with a private balcony or terrace. High-end finishes are standard, including 9’ ceilings, quartz or granite kitchen and bathroom countertops, six Energy Star stainless steel appliances, including the fridge, stove, dishwasher, over-the-range microwave, and front loading washer and dryer, Euro-style kitchen cabinetry with extended uppers, glass backsplash, undermount sinks, 6 inch baseboards, and soaker tubs. Each suite also comes with one underground parking spot and individual in-suite climate control. Building amenities include, a wellequipped fitness centre, bike storage, and a party room and there’s also the option to purchase a locker. Upgrade options include a kitchen island, under counter lighting, kitchen pantry, double stainless steel sinks, mirrored sliding closet doors, and rainhead showerheads. Maintenance fees are set at 38 cents per square foot, so the 600 square foot, one bedroom would have an affordable monthly maintenance fee of $228.

The condominiums can boast being one of the most advanced green

communities in Canada using solar energy and geo thermal heating and cooling to make it virtually emission-free. This is not only good news for the environment, but also saves each resident in energy bills.

Solar panels are placed around the condos, taking in the sun’s energy and turning it into electrical power to be fed into each building’s electrical system. The geo-thermal system pumps water and glycol into deep holes bored into the ground where the earth acts as a natural heat exchanger, drawing heat from the ground in the winter and expelling it in the summer.

Victoria Common’s ideal positioning between downtown Kitchener and uptown Waterloo brings shops, restaurants, parks, the Centre in the Square, the Farmer’s Market, GO Transit and the new LRT all within walking distance while being just minutes to the highway.
