Contemporary condos with a small neighbourhood feel

-

Victoria Common brings a taste of sophisticated European living to Louisa Street in Kitchener, transforming what was once a tannery location into a vibrant, modern, urban living space. Upon completion, 5 condominium buildings ranging in size from 4 to 12 storeys, will offer a total of 640 units in addition to the 240 townhomes already built. This pedestrian-friendly community will also incorporate boutiques, cafés and services, a playground, and a private courtyard with barbeques, set amid a beautifully landscaped park and central square with its own clock tower. Fronting on Louisa Street, the first Phase of the community park is already complete with a play set for the neighbourhood children. “Condos are a viable choice for people on a budget and looking for home ownership,” says Joey Tsang, Director, Sales and Marketing for Victoria Common. “Demographics are pretty diverse with age groups ranging from 20s up to retirees and empty nesters, attracting those with high tech jobs, accountants, insurance, professors, and grad students. We noticed a movement into condominiums from an affordability perspective and also a minimal maintenance ideal – most of us do not want to cut the grass or shovel snow.” Queensgate Developments brings over 30 years of experience to Victoria Common with efficient layouts and luxurious finishes. PHASE 1 is The Claridge, a 4-storey, 77-unit midrise offering a distinctive contemporary façade, combining brick, steel, and plenty of glass. This building is sold out with the condominium board established this summer past. PHASE 2 is The Trafalgar, at 6-storey and 114 suites. It continues with the contemporary brick design and flat roof. Every suite comes carpet-free with a private balcony, patio or terrace. High-end finishes are standard, including 9’ ceilings, quartz kitchen and bathroom countertops, six Energy Star stainless steel appliances, including the fridge, stove, dishwasher, over-the-range microwave, and front-loading washer and dryer, Euro-style kitchen cabinetry with extended uppers, ceramic backsplash, undermount sinks, 6 inch baseboards, and soaker tubs. Each suite also comes with one underground parking spot, storage locker, and individual in-suite climate control. Building amenities include, a wellequipped fitness centre, bike storage, and a party room. Upgraded options included in the ready-to-move-in suites range: under cabinet lighting, double stainless-steel sinks, mirrored sliding closet doors, and potlights in bathrooms. The condominiums boast a large green energy system that won this residential project Waterloo Region Home Builder’s Association – Grand SAM- Green Builder of the Year 2015. By combining the energy efficiencies of renewable Geothermal Energy and Variable Refrigerant Flow (VRF) heat recovery technology, the buildings of Victoria Common are expected to use up to 85% less energy for heating and cooling, than they would with a conventional HVAC system. This is not only good news for the environment, but also saves each resident in energy bills in the years to come. The geo-thermal system pumps water and glycol into deep holes bored into the ground where the earth acts as a natural heat exchanger, drawing heat from the ground in the winter and expelling it in the summer. Victoria Common’s ideal positioning between downtown Kitchener and uptown Waterloo brings shops, restaurants, parks, the Centre in the Square, the Farmer’s Market, GO Transit and the new LRT all within walking distance while being just minutes to the highway. The Victoria Common Sales Office is located at 310 Louisa Street, Kitchener. Open Monday & Thursday from 1 to 7 p.m. Saturday & Sunday from 12 to 6 p.m. On Saturday September 29th to Sunday September 30th, from noon to 5pm, the sales team will be hosting a Thanksgiving Sale for the remaining inventory suites in Trafalgar – sale will include $10,000 off list price.
