A better look for a better price

VISITING home to see different features, such as the number of bedrooms, bathrooms, and even the outdoor areas, can help you determine the type of buyer that will be attracted to the property.

If the house you’re looking to purchase doesn’t have features that buyers in the area are looking for, then renovating it might just be the better option to avoid eating into your profits.

For example, if you’re looking at a home with an open plan layout and only requires a few repairs and upgrades like new kitchen cabinets, it might take less time to flip than an older home with closed-off bedrooms and smaller bathrooms.

When it comes to buying a home, certain features tend to be more popular with buyers than others.

Below are some of the most sought-after features and what you should know about them:

Size of rooms — many home buyers place a premium on large master bedrooms, as they can

be a sanctuary away from the rest of the home. As for other bedrooms, they generally prefer enough space to fit a queen-sized bed comfortably and have room to walk around.

Bathrooms —the more full bathrooms a home has, the better. Most buyers prefer homes with at least two full bathrooms, and for homes with two or more storeys, a half-bath is desirable on the main floor. Garage — A two-car garage is a popular feature, especially in more suburban areas. For luxury properties, having a larger garage or even a garage that can accommodate more than two cars could add to the home’s value.

Layout — Open-concept layouts, particularly in the kitchen and living room, are all the rage these days. Many buyers are willing to pay more for a home that feels open, airy, and bright.

However, be aware that tearing down walls to create an open layout can be expensive and may eat into your profits.

Consider speaking with a real estate agent or professional home stager to see if there are less costly ways to create a more open feel in your home.

By keeping these popular features in mind, you’ll be better equipped to make decisions that can help increase the value of your home and attract more interested buyers.

THIRTY-FOUR residential lots and one commercial lot are now available for purchase at Mokosoi Estate in the Pacific Harbour area. Located in a picturesque region known as Fiji’s adventure capital, this quiet nook is in a pristine area with dramatic mountains, and stunning waterways including the spectacular Beqa Lagoon.

This area is jam-packed with activities, increasing its property value and has easy access to schools, service stations and shopping centres.

According to a press statement by the Housing Authority of Fiji (HA), this exciting opportunity offers potential homeowners the chance to build their dream home in a highly sought-after location.

“The 34 residential lots range in size and are competitively priced, making ‘home ownership’ attainable for many Fijians, particularly first-time buyers,” the statement read.

“This initiative aligns with HA’s ongoing commitment to providing affordable housing solutions for the people of Fiji.”

Earlier in March 2023, it was reported that this 34-lot subdivision would feature a sports ground with an additional cost.

Housing Authority said the residential lots range from 385 sqm to 612 sqm, with 99-year leases.

These fully serviced lots provide everything you need to build your dream home, from streetlights, footpaths, water and sewer connections with underground power supply.

An eligible buyer must be a first-time homeowner, a Fijian citizen with an annual income of $50,000 or less, able to purchase land and build a house and be 18 years of age or older.

To express your interest in the lots, an expression of interest must be submitted with the required documents through the Housing Authority’s online portal https://portal.housing.com.fj/ following the user guide provided on the website.
