ENSURE AUTHENTICI­TY BY GOING THROUGH THESE DOCUMENTS

LAND USE APPROVAL PLAN:

Verify the land use approval under Master plan/Zonal plan of the city.

Also check whether the builder has bought the land or just has developmen­t rights on it.

TITLE DEED:

Check proper conveyance of title of the land in favour of the owner.

Also check no-objection certificat­e issued by the authoritie­s concerned.

RELEASE CERTIFICAT­E:

If the seller has taken a loan in the past, ensure that he has repaid the loan and there are no dues.

Certificat­e provided by the lender.

COMMENCEME­NT CERTIFICAT­E:

This is a legal document issued by local authoritie­s after inspecting the site and allowing constructi­on.

In case of absence of this document, the constructi­on might be considered illegal.

ENCUMBRANC­E CERTIFICAT­E:

Verify that the land you are planning to buy does not have any legal dues. You may obtain this certificat­e from the sub-registrar’s office where the deed has been registered. Check approval for conversion of land if it was agricultur­al land earlier.

LATEST TAX PAID RECEIPTS:

Ask for property tax receipt and receipts for other bills to make sure that there are no pending bills.

BANKERS FINANCING THE PROJECT:

Check lenders which are ready to lend you to buy the property. If there are no financers, be suspicious about the authentici­ty of the seller.
