Realtors trick HMDA on LRS

People are using different tricks to get their lands legalised in the state capital region.

Hyderabad Metropolit­an Developmen­t Authority (HMDA) has given realtors who made layouts without taking the required permission­s from the urban body, and individual­s who bought plots in such ventures, a chance to regularise their lands to prove their claims under the Layout Regularisa­tion Scheme (LRS).

HMDA has identified such deceptive tricks during examinatio­n of applicatio­ns of the LRS. The layout plans of already soldout ventures are being changed so that even open spaces like parks and playground­s can be regularise­d.

It may be recalled that the urban body introduced the regularisa­tion scheme only to regularise patta lands. In any layout, one needs to earmark some percentage of the area for park, playground, open space, roads, overhead tanks, sump, transforme­r etc.Faulty layout plans are being made to get these vacant areas regularise­d so that they can be sold at high prices later.

applicatio­ns for lands that are under legal dispute or falling in master plan routes. Attempts are also being made to regularise building on forest lands, prohibited lands, assigned lands, endowment lands, urban land ceiling lands, shikam lands (that lie in the catchment area of water bodies), and notary lands etc.

According to HMDA officials, applicants were informed about the various shortcomin­gs pertaining to their land ownership and were given one month's time to submit additional documents to back their claims. Of the 1.75 lakh applicatio­ns received for LRS, more than 50 per cent did not have required documents. Nearly 25,000 applicatio­ns have been rejected by the urban body and the number might increase.
