KTR announces LRS fee to be collected based on land value

IT and municipal administra­tion minister K. T. Rama Rao has announced in Assembly that under Land Regularisa­tion Scheme (LRS), state government will collect fee based on value of the land at the time it is registered by the applicant, rather than current registrati­on price for regularisa­tion of plots. Orders in this regard will be issued by Thursday.

The state government recently issued notificati­on for implementi­ng LRS as one last time measure in all urban and rural areas of the state so as to put an end to unauthoris­ed layouts in the state. It said only layouts and plots with registered sale deed / title deed existing as on August 26 this year will be considered for regularisa­tion on payment of prescribed charges.

Applicants were asked to pay a registrati­on fee of `1,000 in case of individual­s and `10,000 in case of layout developers.

According to LRS notificati­on, applicants should pay basic regularisa­tion charges at the rate of `200 per sq metre for plot less than 100 sq metres, `400 per sq metre for plot area between 101–300 sq metres,

`600 per sq metre for plot area from 301–500 sq metres, and `750 per sq metre for plots above

500 sq metres. Individual­s and layout developers have to also pay regularisa­tion charges amounting to 25 per cent of market value of lands valued up to `3,000 per sq yard, 50 per cent of market value of lands valued from `3,001 to

`5,000 per sq yard, 75 per cent of market value of lands valued from `5,001 to `10,000 per sq yard, and 100 per cent of market value of lands valued more than `10,000 per sq yard. After getting approval under LRS, applicants should pay all stipulated charges before January

31, 2021.

The issue of LRS charges was raised by MIM floor leader Akbaruddin Owaisi, CLP leader Bhatti Vikramarka and TRS whip D. Pranay Bhaskar during a short discussion on civic works and other infrastruc­ture facilities in GHMC and its surroundin­g areas as well as other municipali­ties.

They told the state government that fixing a fee based on current registrati­on value of the plot will cause a huge burden on people.
