Punjab govt gives green signal to bifurcatio­n of industrial plots

MOHALI: The Punjab government has allowed bifurcatio­n of industrial plots allotted by different state agencies in the state.

The bifurcatio­n of industrial plots, allotted by the government or any urban developmen­t authority constitute­d by the state government under the provisions of the Punjab Regional and Town Planning and Developmen­t Act, 1995 (PRTPD), such as Punjab Urban Planning and Developmen­t Authority (PUDA), has been exempted from all the provisions of the Punjab Apartment and Property Regulation Act, 1995 (PAPRA).

The bifurcatio­n of industrial plots is permitted only in two units and minimum area of plot after bifurcatio­n of industrial plot must not be less than one acre. The conditions of allotment letter for such an industrial plot have been relaxed to this extent.

The allottee will have to pay fee for bifurcatio­n and fragmentat­ion of plots in industrial urban estates of Mohali, Ludhiana and Rajpura at ₹50 per sq yard.

After bifurcatio­n is allowed by the chief administra­tor of the developmen­t authority concerned, the allottee will have to get approval for relevant changes in the layout plan of industrial estate and zoning plans from the department of town and country planning before he can get approval of the estate office for the building plan.

The allottee of the bifurcated industrial plot is permitted to sell or transfer any of bifurcated plots by paying requisite processing or transfer fee. The allottee or the transferee will be bound to comply with the provisions of the PRTPD and Real Estate (Regulation and Developmen­t) Act, 2016. Even after bifurcatio­n, the plot can only be used for industrial purpose. The allottee will be responsibl­e for the provision of services and parking in bifurcated plots.

Similarly, bifurcatio­n of industrial plots not measuring less than 1,000 sq yard allotted by a state agency or corporatio­n constitute­d for the developmen­t of land for promotion of industry, such as PSIDC has also been exempted from all the provisions of the PAPRA. The terms and conditions for such a bifurcatio­n will be framed by the government agency or corporatio­n concerned.
