Greater Noida authority to investigat­e Supertech’s Czar project for irregulari­ties

The Greater Noida authority on Thursday said its planning department would look into realty firm Supertech Group’s constructi­on in sector Omicron-1 following allegation­s that 1,009 flats were built without the required approval.

The matter pertains to Supertech’s residentia­l project Supertech Czar that was launched in 2006. The Greater Noida authority had allotted 20 acres of land to the company.

“After receiving a complaint, we issued a notice on April 11 to the Supertech Group asking them to submit a reply to allegation­s of violation of layout map in residentia­l project. The Supertech Group has submitted its reply against our notice. Planning department team will scrutinize the building and realty firm’s reply within 30 days,” said PC Gupta additional chief executive officer (ACEO) of the Greater Noida authority. “The authority made some changes in population density in Greater Noida’s master plan-2021 after suggestion­s from the National Capital Region Planning Board (NCRPB). Hence the population density in group housing society was increased from 1650 to 2150 per hectare. If extra 1,009 flats are constructe­d as per population density norms, then we will give approvals. But if flats will not be regularize­d, then we will take suitable legal action,” said Gupta.

As per the complaint, the builder constructe­d 1,853 flats, but the company had permission to build just 844. In another block of the same project, the builder constructe­d 92 flats though they had permission only for 52.

RK Arora, chief managing director (CMD) Supertech, said the differing number of flats happened due to an increase in the population density norms. Based on that, the company had revised their building layout and sent it for approval to the Greater Noida authority.

“After the authority increased population density in 2009-10, we made changes in our layout plan of Czar project. After norms changed, we constructe­d two flats on an area of 3000 square feet, instead of building one. This was done because there were no buyers to purchase a 3000-square feet size flatThe chief managing director also said the company had replied to the notice sent to them on April 11 this year.

The Uttar Pradesh government has allowed the builders or any other allottee to purchase additional floor area ratio (FAR). It means a builder or individual can cover more ground and build extra floor space on an existing building after paying a certain fee.

Chief executive officer of the Greater Noida authority, Deepak Agarwal said a team would investigat­e the matter, before further action is taken.
