UPRERA bows to realtors demand, extends deadline

LUCKNOW: Bowing to growing demand from a section of powerful realtors, the UP Real Estate Regulatory Authority (UPRERA) has again extended the deadline for updating/editing project related information by developers on its portal.

“The last date for making modifications and updating project related information was July 31. This deadline has now been extended again with certain conditions till September 15,” states the order issued by UPRERA chairman Nitin Ramesh Gokarn.

THE LAST DATE FOR MAKING MODIFICATIONS AND UPDATING PROJECT RELATED INFORMATION WAS JULY 31. IT HAS BEEN EXTENDED TILL SEPTEMBER 15

The authority, which is in the process of putting its portal in order, undertook the exercise following complaints from home buyers that most builders gave them one project deadline and UPRERA another to avoid penalty on delay in project delivery.

The developers would not be able to make any changes in their project related information after September 15 on the regulator’s portal.

“Developers who have deposited edit fee by July 20 and were supposed to update their project details by July 31 are now being given time till August 21 to do so,” said Gokarn.

Similar opportunity is also being given to those who have not deposited edit fee so far. But they would have to pay penalty in addition to the edit fee, which would be 20 per cent each of the project registration fee, said the order.

The portal has registered 2,443 real estate projects from various parts of the state.

Out of which, 620 have been completed and 1,137 partially completed while 174 have not made any changes.

“Getting a real estate project registered is one thing, making it RERA compliant is another,” said an official adding that the focus of the authority was now to make developers fall in line and comply with the norms prescribed in the Act.

The regulator first cracked the whip on May 1, when it issued recovery certificates against five builders for failing to comply with its orders on complaints made by allottees.

The errant realtors included four builders of Gautam Buddh Nagar and one of Ghaziabad from whom an amount of ₹1.16 crore was to be realised.

But while Ghaziabad and Noida administrations have ensured compliance and builders have been made to refund the money with interest to the harried home buyers, Lucknow lags behind.

“In all we have issued 28 RCs so far out of which two relate to realtors in Lucknow,” said Ahmed adding, normally 50 days time was given to the authorities to realise the amount from the developer failing which a nonbailable order and attachment proceedings were initiated.
