Hearing against unregister­ed housing projects from Nov 28

LUCKNOW: UP Real Estate Regulatory Authority (UPRERA) has decided to take action on the complaints of home-buyers against realtors who have not registered their project with the regulator as per norms. “We have received around 550 such complaints from all over the state against housing projects, which have not been registered with the authority and have authorized secretary, UPRERA, to hear the grievances of these home/plot buyers,” said UPRERA member Balvinder Kumar.

The RERA Act makes registrati­on mandatory for housing projects with 500 square metres or more area or eight or more dwelling units. For a project to be RERA compliant, the builder needs to register it with the authority.

Kumar said notices would be issued to all the realtors who have not registered their projects and they would be summoned by the authority soon. “Under the RERA law, a penalty of 10 percent of the project cost could be levied on a realtor who has not registered his project with the regulator,” he said adding that a 60-day deadline had been set for deciding complaints whose number were on the rise with each passing day.

The regulator has been flooded with 78 such complaints against unregister­ed projects in the past three weeks alone. Lucknow with more than three dozen complaints ranks third after Gautam Buddh Nagar and Ghaziabad, which account for the maximum number of complaints against unregister­ed projects (around 100 each).

“We have decided to take up the home-buyers grievances and complaints by holding a regular hearing from November 28,” said UPRERA secretary Abrar Ahmed. In the state capital, a maximum number of complaints has been received against R Sons Infraland Developers, which has six ongoing projects under the name of Prakhar City, Jeevan Deep, Green Valley etc on Sultanpur, Deva and Faizabad road but none of them are registered with UPRERA. Efforts to contact the developer failed as none of the phone numbers given on the website were in working order.
