IN THE PRICE RANGE OF ₹40 LAKH, BUYER CAN EXPECT TO GET PLOT SIZES UP TO 350 SQ YARD
On the Kharar-Banur-Landran road axis in the greater Mohali area, there are several options in the affordable housing segment to choose from. Home buyers can explore apartments, plots and independent floors in this realty destination.
In the price range of ₹40 lakh, buyer can expect to get plot sizes up to 350 sq yard. Plots in local builder colonies are cheaper than the national-level builder township projects. Plots are available both in the secondary and primary markets.
In the new sectors, 1,200 – 1,700 sq ft sized floors are available in either G+2 or G+3 (ground plus 2 or 3) configurations. Also, in the built-up segment, singlestorey or duplexes are available in this budget. In the KhararLandran road area, 90 sq yard to 150 sq yard built-up houses are available. The growth in the segment is demand driven. It is the only segment, which is doing well in the otherwise gloomy market conditions.
Easy availability, affordable prices and good connectivity to the area are some of the factors that are attracting home buyers to the segment in Kharar, say local real estate consultants.
Independent floors in the area are available in the 2-BHK (bedroom, hall and kitchen) and 3-BHK configurations. The size of the 2-BHK units, generally varies between 850 sq ft to 950 sq ft.
The 3-BHK floors are available in 1,200 sq ft to 1,800 sq ft sizes.
Floor units are either in the G+2 (ground plus two) or G+3 (ground plus three) configurations. Prices of apartments depend on the size, location and brand. The 2-BHK units are available in the price range of ₹20 lakh to ₹28 lakh. The price for 3-BHK floor is around ₹30 lakh to ₹40 lakh, say local realty experts.
Main supply creators are small builders active in the area. Most of these builders make couple of units at a time and sell these as independent floors.
Each floor is registered as an independent unit. Responding to the demand in the segment, builders, mostly local smalltime builders, are creating supply in the segment.
The margins are low but relatively high sale numbers keep encouraging the builders to come with floors. Floors available with national-level builders are relatively expensive and are situated in the new sectors of Mohali, situated in Kharar’s proximity.
Kharar is also home to budget housing in the apartment segment. In the new sectors coming up in the greater Mohali area on the Kharar-Landran-Banur road axis, 2BHK (bedroom-hall-kitchen) apartments are generally priced between ₹25 lakh to ₹35 lakh.
Most of the supply in the segment is in the 2-BHK (bedroom-hall-kitchen) and 3-BHK categories. The size of 2-Bhk, generally, ranges from 900 sq ft to 1,300 sq ft.
For the 3-BHK apartments, the average size varies from 1,400 sq ft to 2,100 sq ft. The average price of apartments range from ₹25 lakh to ₹65 lakh.
Duplexes in the plotted category are generally 90 sq yard to 150 sq yard single-storey and duplex houses.
The price range for such built-up residential spaces varies between ₹25 lakh to ₹45 lakh depending up on the location.
