GHAZIABAD: The Ghaziabad development authority (GDA) board on Saturday approved proposals to increase the cost of affordable housing under the Samajwadi Awas Yojna and the PM Awas Yojna (PMAY).

Now, a cost of a flat under the PMAY will be ₹6 lakh instead of ₹4.5 lakh. But it will be applicable on only the three projects where flats are yet to be allotted.

In the Samajwadi Awas Yojna, where the usual rates were between ₹18 lakh to ₹24 lakh per unit. “The rates under the Samajwadi Awas Yojna is now about 15% higher. It was decided that the cost increase will be only for the new flats which are yet to be registered or allotted. Those already allotted will be at the old rates,” said Anita C Meshram, divisional commissioner (Meerut) who is also the chairperson of the authority.

The GDA officials said that they presently charge 2% as contingency charges and 10% administrative charges during the allotment of houses.

“We have now decided that the contingency and the administrative charges will now be hiked to 15% each for the Samajwadi Awas Yojna flats,” said Asheesh Shivpuri, authority’s chief architect and town planner.

The three new sites where flats under PMAY are getting constructed are at Pratap Vihar, Noor Nagar and Niwari.

“We also decided that the additional levy of cost on flats at Madhuban Bapudham scheme be discussed further and the proposal will be put up in next board meeting. Earlier, discussions were held that the cost of additional land compensation given to farmers will be added to the cost of flats. It was to be loaded on previously allotted flats and also on new ones. So, we have asked the authority to examine the proposal further so that those who have already paid up do not bear additional cost,” Meshram added.

She said that despite the pandemic situation, the income of the authority has not suffered much and is likely to be on track by March. She said that the income in 2019-20 was about ₹606 crore.
