800 ongoing, 300 new projects in Ggn to come under HRERA ambit

GURUGRAM: After months of wait, the Haryana Real Estate Regulatory Act (HRERA) has now come into force in the state.

Hit by the downturn in real estate business for long, the challenge is not only to have occupancy in over 50,000 residentia­l units but also to provide possession to thousands of home buyers.

Some homebuyers have been waiting for over 10 years to get possession of their residentia­l units. In order to resolve the challenges for the allottees, the state government hopes that HRERA will prove to be an effective consumer platform.

In Gurugram, over 800 ongoing projects and 300 new projects will come under the ambit of HRERA.

It will be headed by an exbureaucr­at, KK Khandelwal. A key aspect that can make the real estate watchdog effective is transparen­cy as all the developers will have to upload the status of their projects on the HRERA website. Further, the government agency has to resolve the grievances of the consumer within 60 days of receiving the complaint. “Our main emphasis is to ensure that all the stakeholde­rs, especially the allottees’ interests are taken care of. Even though the aggrieved home buyers have the options of approachin­g the consumer court, the gov- ernment has set up HRERA so that the grievances of the consumers can be solved in the time bound manner,” said KK Khandelwal.

As of now, over 200 complaints have been received by the officials. After RERA was passed by the Central government in May last year, the Haryana government passed HRERA in the last week of July. Even though thousands of home buyers had aired their grievances about two months ago about the dilution of RERA when the draft of HRERA was first brought out.

According to government sources, more than 2,000 recommenda­tions were received from the citizens but no amendments were brought in in the HRERA Act.
